On 9/4/19, I bought a 154k EY Grand Desert for $1 with free 2019 usage. I didn’t think I would get 2019 usage because it was so late in the year, and I thought the transfer would happen in 2020.

Today, I got the 154k points! Wyndham gave me an early Christmas present. This means for 2019, I got one year Grand Desert 154k usage for one month MF. This is @dgalati level usage.

Sweet deal! I think Grand Desert is in Las Vegas. I rented a week there once and it was very nice. The only complaint was the Owner Update push but I took good care of that.

Usually, from what I found from experience, is that MFs in Vegas are quite competitive. I know some folks who only buy Vegas Timeshares for the competitive MF and use them as regular traders to other locales.

At that buy in, you can always dump it for what you paid for it if you no longer want it.

You are learning grasshopper. Take what they are giving and make the system work for you. You can give back deed with ovations after 1 year of ownership and get 2 years of use for less the 12 months of maintenance fees. This equates to a VIP discount of 50% in my book or less then $2.87/1000 on the points available for use. @Grammarhero To get the most $ out of thowning this deed I would hold it and give back with Ovations Jan 2021 and get 3 years of use or 462 000 points for about 14 months of Maintenance fees. For less then $1000 you can travel at least 21 days and can possibly stretch this to 30 days at most resorts.

I hope this deed was a Jan 1st use year date along with your current deeds? If not it will be aligned within a few days of transfer or usually 1 day. No proration on use year alignment remember. If points are not Jan 1st use year and they are deposited into RCI before use year alignment these will be considered 2020 points not 2019.

Nicely done!! I picked up Even year 154,000 from Grand desert as well, but no 2019 usage. Also got a Royal sea cliffs odd year 126,000. Total out of pocket?? $500.

Does that mean the previous owners paid 11 months of MF? If so, it's no skin off my nose! No 'gaming' involved here! It's quite straightforward!

But the so-called 'clever idea' of using up 3 years of points and dumping an empty contract doesn't sound straightforward if it means Wyndham or the rest of the owners are left holding the bag for the unpaid MF.
It smacks of 'BAD FAITH' since it breaches "implied covenant of good faith and fair dealing"! No other way to see it!:(

I bet it violates the purchase contract! I will go through one of my contracts and find the relevant clauses!

@Grammarhero, did you go through an escrow process with the seller to complete this purchase? Doesn't escrow usually settle all outstanding liabilities? And give credit to sellers for payments already made by them?

For example, when you buy a house, escrow will give prorated credit for property taxes already paid by the seller! Does that apply here? After all, this is also a real property! :ponder:

One more example in TS context:
When I bought the 2 PIC weeks in July 2018, Twin Rivers would NOT have allowed the seller to transfer the deed to me without having paid the 2018 annual dues. He had in fact paid 2018 dues and used the 2018 weeks. I started paying from 2019 and got the use of those weeks from 2019.

EY is every year. EEY is every even year. EOY is every odd year.

I didn't go through escrow. I just called Wyndham every week demanding a Jan 1st usage year. I also got a Jan 1st usage year for 192k pts that transferred on 11/1/19.

One week in HI ranges from 126k to 203k, depending on Resort and season. I got 346k free usage for 2019.

For resale buyers, Wyndham will re-align use years ranging from Jan, Apr, July, or Oct, for which resale buyers often lose points. Based on the contracts I signed, I only get free/heavily discounted 2019 usage if the usage year was Jan 1 to Dec 31. So I called every week to make that happen. I even thought about emailing MB directly to make sure that happens, but I didn't want to take the place of a more deserving Wyndham owner with more severe issues.

154k is Grand Desert. The 192k are CWA/Star Island, relatively high-MF resorts. I took them because of the promised 2019 usage. So really, I got 2019 154k usage for only 1 month MF, and 2019 192k usage for two (2) months MF. I might give 192k CWA/Star Island back via Ovations. My wife's job is torpedoing a lot of our TS trips.

I pretty much call Wyndham every week.

TBH, the most shocking part about Wyndham's CS line is that, half the time, I know more about Wyndham than they do. For example, half of them didn't even know the PF was a set $135 for up to 233k pts and then $0.58/1k afterwards. Or that resale buyers get two (2) free GC.

After the first two (2) calls, Wyndham CS reps have given up trying to "sell" me retail points to fix my "problems."
