Hilton Just Sold Our Favorite Diamond Resort Property

We only used our timeshare at The Sea of Cortez Beach Club in San Carlos Mexico. We loved it. Went there to stay (we live close) and was told it had been sold to a big hotel down the street. I was told I would not be able to stay there anymore. It has been removed as a destination from the HGVC destinations. The lady at the desk said nearly everybody had been fired and a few rehired.

We bought our timeshare when it was LXI and only had about 10 properties mostly in AZ but best I can remember our timeshare was a deeded to this property?

Anybody have any thoughts on this? I never received anything concerning this and have sent HGVC an email requesting information.

I do apologize for the inconvenience. As per checking, Hilton Grand Vacations is announcing the end of the business agreement for the Sea of Cortez Beach Club. Starting June 9, 2023, the resort will no longer be managed by an affiliate of Hilton Grand Vacations or be affiliated with the Premiere Vacations Collection.

have updated that resort in the TUG database to reflect the new information. thought it hasnt had a review in quite some time.

You need to jump on this now. If you actually owned a timeshare week there and never converted the deed or ownership to The Club, you must still own something at The Sea of Cortez Beach Club in San Carlos Mexico.
 
Hilton didn't sell Sea of Cortez. It was never a Diamond property, just an affiliate through Diamond. Hilton has been cancelling affiliate agreements as they come up for renewal, IMO to earn more money by pushing people to use DEX (which has an exchange fee) instead of booking the affiliate without the exchange fee.

"The Company, through Premiere Vacation Club, has acquired 1,500 one-week 25-year right-to-use Vacation Ownership Interests in 30 studio, one- and two- bedroom units in the Sea of Cortez Premiere Vacation Club. The Company has the option to extend the right-to-use period for an additional 25-year period provided it is not in default under the right-to-use agreement. "

So it seems, as you stated, that Hilton did not renew their right to use for an additional 25 years and therefore this timeshare disappears from our options.

Do you have the names of the affiliate resorts through Diamond; that Hilton have cancel or did not renew their rights to use period ? ???

As per https://www.encyclopedia.com/books/politics-and-business-magazines/ilx-resorts-incorporated, Sea of Cortez opened in 2001.
2001 + 25 = 2026 and we are in 2023.
but from https://www.bizjournals.com/phoenix/stories/1998/06/08/daily3.html, they bough it in June 1998.
1998+25 = 2023. So, it makes sense that the RTU expired and didn't be renewed.

DRI acquired ILX and its Premiere Vacation Club in 2010 including the 1,500 one-week RTU at the Sea of Cortez.

Sea of Cortez was not an affiliated resort. It was entirely part of the DRI Premiere Vacation Collection. If HGV has not renewed Sea of Cortez and removed the points from the PV Collection, it must have enough remaining points in the PV Collection to cover the number of points of all members of the PV Collection including its biggest member, the US Collection (since 2016, the US Collection owns many points of the PV Collection).

The following picture comes from the 2016 or 2017 annual presentation document of the PVC (I don't have the full document but only this picture dated from July 2017 on my computer).

The US Collection was owning 25.72% of the PVC in 2016-2018 and 66.48% in 2019 as per the 2016-2018 and 2019 annual presentation of the US Collection respectively.

Are Royal Dunes and Island Links in Hilton Head still under Hilton ?

Coconut Palms II in New Smyrna Beach, FL is one that I used quite a bit. Coronado Beach Resort in California is another one. There are several others that I would have to go back and research.
