Hilton Club Dues & Activation Fee

I recently bought a week at Valdoro Mountain Lodge in Breckenridge, CO and got a bill for the 2025 club dues of $219 and activation fee of $715. I assume these charges are legit and that the activation fee is a one time fee. There's nothing on the HGV website that has the financial statements of this resort or that tells me what the annual maintenance fee is. When I call owner services, they don't have this information which is very surprising. The estoppel was confusing but all of the fees are paid through 12/31/25.

Are there any real benefits of being a club member if you're always going to use or rent the week you own? I see mention of elite benefits but I bought my week resale and doubt I would be elite unless all owners are elite.
 
It is a legit one time free, the point activation. The $219 is the annual HGV fee if you want to use the points across HGVC. You don't have to do either if you don't want to join HGV and just use/rent the week out. Valdoro is one of the voluntary properties to join HGV and it is one that does count for HGVC Legacy Elite points, depending on how you bought it. If you don't have other elite points, it may not matter since you need certain amounts to get each elite level and the lowest one level doesn't give you much. The top level is very useful though.

what did the estoppel state? Valdoro's deeds are different. What did you purchase? If you bought a winter ski week either fixed or floating, most of them also had a floating summer week. The stated MFs should also help determine what you purchased. If you are being billed for activation fee and club dues, I would suspect that the inventory is already in your account. You can also determine what you purchased there on your dashboard.

It would qualify for elite levels if you purchased the week for the Valdoro HGVC rep.
 
Is there a list somewhere of which are voluntary and mandatory? I'm on the phone with owner services now and they won't send me a list.

I bought a fixed week 52 and it did not come with a floating summer week.

HGVC certainly hasn't published one that I know of. We do know certain resorts that are voluntary such as Florida Gulf Resorts (including Plantation Beach Club at IRP) and the Scotland Resorts (except Craig Suites) and Bay Club.

I guess that's part of Hilton's enhance owner services to hide information like this from their owners! I hate the way some big companies treat their customers. But, I guess we are talking about the timeshare industry!

A strong possibility is that the CSR reps don't know.
 
The CSR I talked to knew as he was able to look it up and he read off the ones that are voluntary (16 out of 80 resorts). But he said he couldn't email the list to me.

ok,
3 Scotland lodges (one of those is no longer in the club)
1 Bay Club
1 Plantation Beach Club at IRP
17 Florida Gulf Resorts but at least one is no longer in the club.

Those are the ones that I know about.
