You didn't say points or traditional weeks. Maybe that only applies at Tahoe Ridge. I'm a points owner. I had to pay 24% increase this year.

I own points too and my MF were $570 for 50K points or .0114 cents per point. seems like its inline with the 8.8% increase in Umpqua98's post. Could it be that Point Owners pay increases based of their home resort? Or maybe there is an additional assessment above the 8.8% increase for the different home resorts.

saw someone report another 8% increase for 2025 at orange lake? ouch.

I think its a bit early for the fee increase to be announced, last year the budget and increase didn't arrive in the mail until December. In fact I just got my notice of the annual meeting and proxy voting materials.

I can see it being finalized and voted on in December? but surely the budget proposal has long been created and made available for discussion?

Yup, just got my budget notice, 8% increase. Standard points up to .01248 per point and signature are .01058 per point. Also got my Desert Club Las Vegas budget letter and it is a 4.14% increase. Hadn't seen Sunset Cove Marco Island yet.

Las Vegas Desert Club 2 bedroom
2024 $825 2025 $859 4.1% increase
deed point value 148,000 points so $.0058 per point

Orange Lake trust regular points
2024 $0.0114 per point 2025 $0.01236 per point 8.47% increase

Marco Island Sunset Cove 3 bedroom
2024 $2020.73 2024 $2110.64 4.45% increase
deed point value 325,000 points so .0065 per point

Trust point are almost double my regular deeds! Now granted vegas is a super cheap one and the Marco Island is pretty good because its worth a lot of points so most of the other regular deeds won't be this good but still way better then trust points im sure.

I don't know how they are selling these trust points. Maintenance fees for 235,000 points which is the amount needed to go to the new Myrtle Beach ocean front resort in a 2B in summer would cost you $3,179.55.

It was your question I asked directly to my rep during my most recent update. I quoted my last 4 yrs of ownership of these OL trust pts I've notice an increase of nearly 9% year over year. Then I asked if they could show me a historical for last 10 yrs. They danced around my question saying they can try to pull it up. Then kept proceeding to show me my own file and thier calculations.

Ultimately, they claim it rises and falls with inflation rates. I questioned thier "falling" rate and asked if they would share thier own payments since they mentioned they've owned for over 10 yrs. Ultimately they said they don't have any info bc the trust pts only began in 2019. I laughed hard and called them out for just not saying it all straight up since I was already working on the assumption 10 yrs from now fees will be double what they are today. I just didn't want to believe it.

Eventually, the manager of my rep came and said the price for Signature trust 50k pts were about $378 in 2019 and wasn't all too happy to give us the info.

I certainly hope maintenance fees are not going to increase 7-9% year over year bc no one would buy anymore
