HGVC The District by Hilton Club Purchase

Hi, I’m new to TUG and looking for advice on a recent purchase of 5100 points EOY for a 1BR (gold season) at The District by Hilton Club with maintenance fees of about $700 annually. We attended a sales presentation at the Hilton Club in NYC and the sales person convinced us that the Washington DC location was new and the market isn’t saturated with other timeshares. Are the Hilton Club locations worth the premium price? Does ownership at these by Hilton Club locations really provide additional benefits that you won’t get at other HGVC properties.

Also, is the season really important? Is gold season ok for this type of purchase?

I have a couple more days to rescind and just looking for some advice.

The fact that you are wondering about this is an indication that you should rescind. It is rarely, if ever, a good idea to purchase at one of those sales presentations.

Follow the rescission instructions exactly as were given to you including the method of delivering your rescission letter. It likely says to send it via certified mail. Get on in quickly.

Once you have sent it, take lots of time to research the TS industry and see if owning a TS is right for you. If so, you will find many deals available for pennies on the dollar or even free.

Welcome to Tug. Timesharing for my family has been a wonderful experience. For the same to happen for you, you must be sure of your purchase. Stick around and you will learn lots here on Tug.

Rescind, developers prices are inflated and there are many good deals out there for Hilton if that is ultimately what you decide you need and want.
 
+1 as others have stated: The 3Rs of timesharing:

Rescind
Research
Buy Resale

Also The District is more expensive and has some unique rules vs. the rest of the HGVC system You should only buy District if you want to regularly visit DC and not trade. At 5100 EOY that is not a good value for trading. You can get 7000 points every year by purchasing in Vegas resale for about $8500 all in with MF of about $950 per year, or approx. half that for EOY.

After you rescind, you can search the HGVC forum and stickys on "By Hilton Club" to understand the differences.

As stated above, it’s best to rescind while you still can.

Q1. Are the Hilton Club locations worth the premium price?
In my opinion no.
The highest prices will be offered from the developer. If your goal is to stay at your home resort in Washington DC then wait a few years and buy resale when there are more sellers than buyers.


Q2. Does ownership at these by Hilton Club locations really provide additional benefits that you won’t get at other HGVC properties.

By Hilton Club owners are provided with
  • exclusive access to their home resort from 12 months to 60 days before checkin.
  • a 15 day advance window to book to other By Hilton Club locations before other HGVC owners. The 15 day window starts 59 days before checkout. So far there are just two properties that fall under this category the District in Washington DC and the new Residences in New York

Yes, Season is important
It determines how many points you will be allocated annual or biennial.
It determines what you can book at your home week during the priority period.
Maintenance Fee are generally based on unit size however Points are based on season plus unit size.

  • Gold Season for Washington DC is weeks 1-9, 33-36 & 44-52. The other weeks are Platinum Season (see Washington DC’s point chart below).
  • During the Home Week Reservation Window (365 days to 276 days before checkin) you can only book exactly what you own unit size/type in the season you own for the full number of nights starting on Friday (the designated checkin day for this resort)
  • During the Home Resort Reservation Window (275 days to 60 days before checkin) you can book any number of nights in any unit size/type and in any season.
I suggest that you change your username and come join us on the TUG HGVC forum to learn about the program and determine what’s really important.

Plus, unlike NYC properties, the District is inside an Embassy Suites. The 1 bedrooms are the same size but with nicer finishes. Embassy already offers free full breakfast, so you should rent first before you buy to determine if District is worth owning if Wash DC is your desired home destination.

With By Hilton Club your home resort matters because trading within the By Hilton Club properties is not easy and there are no reciprocal lounge benefits or open season. For the rest of HGVC, points are points unless you want Oahu summer or xmas weeks.

Season also matters for resale value and if you ever need to rent out your home week.
