When you are looking at Silver, Gold, and Platinum resell remember that MF are set by size of Unit not its status. At the same Resort a Silver 2 bedroom will pay the same MF as a Platinum 2 bedroom. A Platinum 2 bedroom resell will normally cost more than a Silver 2 bedroom.

I purchased my first HGVC @ Marbrisa, which I love, off eBay. Points were cheap, closing costs not so much, 8k points, Gold season, closing $1600. Next HGVC purchase was last year, HHV-Lagoon Tower, 9200 points, 5k included closing and $695 activation which I should not have had to pay due to Marbrisa. Again Gold Season, which I prefer. Cheaper upfront costs and I have been able to schedule What I want. yes I pay the transfer fee but it’s nominal, it’s the cancel insurance that adds to the transfer fee.

Is there anyone trustworthy that specializes in HGVC resale and can assist with finding good properties?

Is there a podcast or breakdown of benefits of buying silver, gold, platinum points weeks?
I would start with thinking about what you want a timeshare for (use at that location, cheap last-minute deals, ability to use other places, etc.). Almost everyone likes what they have once they figure out how to make it work for them, but it’s much easier to start with what you think you want. Note: It will change, you'll want some flexibility, but you get the idea.

Then I would start with annual budget for travel. If it's $5,000 and you have 3 kids, forget about two weeks annually in Hawaii unless you are a planner, can go offseason and credit card/airlines point person. If it's $20,000, how many months do you want to travel? Be realistic, travel is not free. Timeshares are a commitment and liability not an asset.

There are plenty of low-cost sources for timeshares. You can get an idea of "lowest price possible," not what you'll pay just where the floor on prices is from rofr.net. In terms of where to buy, lower MFs are great, but some have higher selling prices, so o your math and think about what you want. TUG has the MF list for 2025 (might have to look at 2024 to see lowest MFs/point, but then selling price comes in).There is no PERFECT option, go for good enough. The goal is to take more trips to better places and spend more time with family (or not). :)

Most advice locations start with Scottland, then Vegas, but I feel like places like Hawaii offer more of a mental freedom when you think of them. I also like Marbrisa as some older deeds have access to GPX (maybe they all do, I don't know). I have found last minute week deals from GPX to be outstanding and easy to use. I probably won't sell it just because of that.

Once you have a handle on the above, the options should be couple of thousand dollars more upfront or cost you a couple hundred more per year in annual costs, unless you choose the “free route” which is a different strategy than I’m inclined to use. Personally, I'm inclined to buy weeks that have some value so if I want to get rid of worst case, I should be able to give away. YMMV.

Welcome to the Timeshare Game and I’m sorry you had the Retail Purchase Ordeal but know that many on TUG find the TS Product/Vacations well worth the time and effort of playing it!

Understand this one concept, and you will be fine:

You pay maintenance (tax) based on the unit size, NOT based on POINTS.

So, a One-Bedroom Gold is a terrible investment, even in the resale market, when you can get a Platinum for the same $ or a few hundred more.
( I just gave back a Gold to Hilton )

Example:

1 BDR PLAT - Las Vegas BLVD 7680 Points
1 BDR PLAT - Las Vegas Elara 11200 Points ( It does not matter that it is a Standard vs. a Grand vs. a Grand Plus Unit; it is still a ONE BDR )
1 BDR GOLD - Las Vegas BLVD 5440 Points

All of the above pay the same fees each year.

The Gold I gave away was resale, the Platinum 7680 point LV BLVD I hold is Retail and I will gladly sell it as soon as I can purchase a resale Las Vegas 1 BDR that has Grand / Grand Plus points.

1BRs MFs are different for each resort. For example
  • 2025 1BR Boulevard MFs - $813.94
  • 2025 1BR Elara MFs - $1006.13

HGV Sea World Orlando
Wife and I bought a small Sea World Orlando Studio with 3,860 points EOY for about $12k in Sept 2023 so we have all the benefits of HGVC and are in the HGV Max. Our maintenance and fees should be $900-$1100 Even Years, and $299 or whatever annual dues/fees increased to for 2025 on Odd Years. The low points work for our intentions of how we travel and at some HGV (old Diamond) properties could potentially stay 18 weekday nights. We don't ever intend to even hit the 15k point level for the next tier of benefits (bless those at the 100k+ point tier!). But of course after we bought in, I looked up timeshare resale sites and choked at the $500-$900 price tag on a similar point purchase, and some 7,620 and 9k-10k EY point packages were the same or even less. I've read elsewhere that you don't get benefits and extras as you do a direct buyer. So, of course we ask at updates and hear such "bad things" about buying an HGVC or HGV resale deed and HGV has first right of purchase/refusal. They always want to upsell by "buying back" your deed and applying it to a higher point deed so there is only 1 maintenance fee. Then they talk about how few deeds are left so we must buy it now. I know this involves additional setup costs, closing costs, etc. We are happy to say no at updates and state "we're just here for the drinks!"

Should we ever want to increase our points... since we own a deed directly and have the benefits would it not be cost effective to buy an HGV or HGVC resale deed and combine the points? I'm sure there are fees for buying in that way, and also know we would have 2 deeds and 2 maintenance fees.

Again, we probably wouldn't do this unless it was very beneficial to us. We will be gifted a large (352k points) Holiday Inn timeshare sometime in the future when my wife's mother passes (fyi - she's 77 and I hope she lives to 97!) and have those maintenance fees to take care of.
