Which resale agent and closing company?

I'm glad you caught it. Yes, there have been reports in the past. Here are some examples of all sorts of errors.

Agent is Samuel with selling timeshare. Samuel is going to check estoppel Monday and get back to me. Hopefully just a simple error. As everything we discussed and signee said Kings Land, until they sent closing docs Friday.

Closing is with Duncan Title & Escrow.

Definitely look at everything & make sure all is kosher, and you are getting everything exactly as agreed on, before you sign/approve final docs/COE...

Was just coming to post update. So agent said estoppel shoes Kohala suites. The seller told the agent (Samuel) that they own Kings Land not Kohala. So they are reviewing with Hilton now if it’s a mistake. Our agent is having the seller login to their Hilton account and reconfirm it shows Kings Land for them. Was told I’d have another update tonight or tomorrow

Presume they shared Estoppel with you earlier, which you reviewed personally?
(If not, learning point for the future to pls ALWAYS review the Estoppel for any deeded resort purchase to make sure the resort, points, owner info all kosher & no loan balance, all fees upto date etc before proceeding any further)

*If things not nice & clean (& as promised to you), ask them to reimburse you the monies & walk away, if possible...

When is the Estoppel provided? I didn’t think that was something you get at start of process. I was under the impression it’s something title researches.

We do have a signed contract from the start showing $2000 purchase price for Kings Land 2 bed platinum 13440 points. So we definitely are not proceeding if estoppel is accurate as we didn’t sign anything showing Kohala. Now if I could have looked at estoppel earlier that’s a learning thing for me for sure and I’d request asap to review personally.
 
The signed contract is submitted to HGVC. Estoppel should have been requested at that point along with ROFR determination. The waiver of ROFR was part of estoppel on the resales ones which I have purchased. I wouldn’t move forward without an estoppel either besides wrong deed document.

Exactly: HGVC ROFR/Estoppel occurs early in the process, right after contract is signed. Always ask to review it, for the future..

PS: MFs are fairly high for the pts you shared at both KL & KS, esp for not getting them free...

Suggest try to get out of it, esp if inaccurate Estoppel & wrong deed info, learn more here at TUG & get a better resale deed (at Vegas) or Craig Lodges Scotland or a higher point deed at HI (if you need the pts) & $, MF are ok for you..

However, this is a EOY and my family loves Kings Land wants the week in Hawaii at prime time. Wife doesn’t want to wait on booking and missing out on the week we want/need, she wants to use the home week. Our kids are very active in sports, so we aren’t as flexible on dates in the summer to wait to book. Side note I haven’t found much cheaper platinum 2 bed EOY at Kings Land. I check regularly and always see them going for more. Maybe I’m missing some though

ROFR/Estoppel is same time...
Usually, with HGVC, they come through pretty quickly (but the transfer co/broker etc also can be factors).

You do you, so if HW is important, pls go for it!

(I am not particular about HW, dates, resort etc, so not familiar with costs of KL deeds specifically.
(As HGV elite, we get access to KL pools even if staying at KS or BC at Waikoloa)

Resale is a tiny fraction of original purchase but HGV charges 1200+ for the transfer/activation of each deed; so more silly transactional costs with each deed. May consider a higher point deed at KL, if that works for you.

Maybe more seasoned HI/KL HGV experts may chime in...

Selling Timeshares is a reputable outfit, they should make good on the mistake.

There is a premier unit listed on the site for less than I paid, you should consider the premier 23040 point unit for a very nice allotment of points at about 10 cents a point mf.

King's Land is easy to book any type units you want at 9 months.

Yes they are. The seller got confused as they hold an annual deed with Kings Land and EOY with Kohala. So the estoppel was accurate as you’d expect. Mistakes happen.

They understand the screw up and are going to help with closing cost once we find a new deed. We are in a bit of a different situation in that we are only looking for EOY even year KL. Wife doesn’t want annual, I understand banking, mini trips etc. Wife only wants to go to KL though and every other year. So no annual deed for us

I first purchased KL as an EOY also, this was pre-construction in 2008, I still have the original price sheets. What I learned was you can never have too many points. :)

I purchased the 2 br plus gold EOY for $16.5k from HGVC, and eventually sold it when I upgraded to every year platinum 2 br Premier. I've never stayed in the unit, we prefer longer stays. Your family may want to stay more than one week every other year, we prefer at least two weeks every year now. There are so many activities on the Big Island that it felt rushed into a single week, and for some people it's a long trip to get there. We are lucky to be on the west coast, a five hour flight to Kona.

I'm sure you will enjoy KL, it's our favorite resort.
