Dear Owner,​
We write today to share an update with you regarding the impacts of Hurricane Ian to properties located in the Sanibel/Captiva/Fort Myers region.​
All properties in the impacted area remain closed. These properties are:​
  • Seawatch On-the-Beach Resort
  • Hurricane House Resort
  • Casa Ybel Resort
  • Harbourview Villas at South Seas Island Resort
  • South Seas Club at South Seas Island Resort
  • The Cottages at South Seas Island Resort
  • Plantation Bay Villas at South Seas Island Resort
  • Plantation House at South Seas Island Resort
  • Tortuga Beach Club Resort
  • Plantation Beach Club at South Seas Island Resort (I, II and III)
  • Sanibel Cottages Resort
We understand you are anxious for news about your Home Resort and your access for future vacations. At this stage, we are working with local authorities to access each of the properties. The significant storm damage that occurred to the Sanibel Causeway and to Fort Myers Beach has made this a challenge, but we are hopeful to have more information soon. We are also focused on assisting our local Team Members who were impacted by the hurricane.​
Once an evaluation of the resorts is complete, we intend to establish regular, weekly updates on your property’s association website. It is our goal to keep you informed with each stage of the restoration.​
Each property association has hurricane insurance. Once outside contractors are able to assess the damage and begin remediation, they will work in alignment with the insurance carrier to repair the resorts. Owners who are not able to use their interval(s) at their respective resort due to hurricane-related resort closures will be reimbursed applicable maintenance fees during the impacted time period. The reimbursement process will begin in November, when we will submit claims, and will be retroactive to cover all the Owners displaced due to the storm. Due to the number of claims, it will likely take some time to receive reimbursement. The board of directors will work with management and the insurance carrier to determine a plan regarding maintenance fees for resorts that remain closed in 2023.​
The management team has met with each board to provide an initial update. The boards will have regular meetings as needed. Typically, during this time of year your board is focused on finalizing the budget for the proceeding year. The late season arrival of Hurricane Ian has impacted the 2023 budget planning process. Once a complete property assessment is done, we will share this information with your board to help identify next steps.​

Here is the version that was sent to owners of Marco Island properties. As expected, it sounds less negative than Sanibel/Captiva/Ft Myers Beach.

Dear Owner,​
Hilton Grand Vacations continues to evaluate the damage caused by Hurricane Ian to properties located in the Marco Island region.​
All properties in the impacted area remain closed. These properties are:​
  • The Surf Club of Marco
  • Club Regency of Marco Island
  • The Charter Club of Marco Beach
  • Eagle’s Nest Beach Resort
Thankfully, we’ve been able to verify all Team Members are safe and many have already returned to work at our resorts. Power has been restored at all properties and preliminary reports indicate storm impact to be limited to wind-blown water intrusion, some landscape damage and moderate storm surge into several property water features and pools.​
We are all anxious for a thorough property inspection and have secured the services of a third-party restoration company to assess each location and provide any necessary remediation. Once that assessment is completed, we will be able to share more information with you.​
To keep you best informed, property updates from your general manager will be posted every Wednesday to your association’s property website. We hope this keeps you up-to-date on progress made with each stage of the restoration.​

I assume the posts on each property's website will contain property-specific updates, so it make complete sense to me. Each property may have different re-opening dates, etc.

Last night I watched a few minutes of someone riding around Marco Island with a video camera. It looked really good, water level hadn’t reached any houses. I watched about ten minutes and stopped when it hit another commercial. He was doing neighborhood s when I watched but I think the video was 50 minutes long

We have friends that have a house on the waterway on Marco Island, and they said the water got to within a few inches of their garage door. Luckily not any higher!

I live near the elementary school on Marco. We got about a 6.5 foot storm surge. No water in the house, but the garage got about an inch. Some of my neighbors were not very lucky and their houses got flooded with a foot or more of water. Lots of demo debris to be picked up. But not nearly as bad as the Fort Myers areas. Most of the houses that got water in them were the older Deltona style homes that weren't elevated a few feet.

It was really strange standing on the front porch watching the water run up the street and cover all the yards and creep up to the front doors. Then to look to the left and see a similar river running perpendicular to our river. You can pretty much tell where the water came to by looking at the lawns. If they are green, they either had real grass like St Augustine or no flood waters. Most of the swales are brown because lots of them have weeds for grass.

The Walgreens on San Marco and S. Barfield won't reopen for three or four months because of flooding. A home on San Marco had a jet ski sitting on their front sidewalk where it washed up from the canal across the street.
