Back from our first trip to HGVC Sandestin (Embarc) and wanted to provide a more complete review. First, we are HGVC Legacy so booked this through Destination Xchange (DEX) EU. DEX is the exchange system in Diamond but there are different versions based on what you own. Since we own at Craig Lodges and the HOA worked out a deal with DEX EU last year to allow members to exchange our weeks in it, that gives us access to the Diamond, Embarc, and other partner properties via DEX EU.

HGVC Sandestin is a nice property. The rooms are dated but the overall property is nice. They do have a scheduled renovation and have a renovated room which are in the below pictures. The property is in a gated community, Baytowne, much like Sea Pines in Hilton Head. They have two smaller pools, two hot tubs, hammocks, sand volleyball, outdoor games like corn hole, and 3 grills in a nice grill area. They are next to Jolee Island, that is a nature reserve with trails and there is direct access from the property to the bridge to it.

Members, which are owners and folks who exchange into it via DEX, get 4 hours of free bike rental, 1 hour of free kayaks, 1 hour of free boogie board, fishing rods, and free chairs/umbrellas at the beach per day. You also get free tennis and pickleball time at the local tennis club in Baytowne. There are restaurants and bars within Baytowne so you don't need to leave the community to get food but also a Publix that is near the entrance so a quick drive to get there without going out to the main road.

The bike trails are nice and you can ride to the beach going through a tunnel to the beach so you don't need to cross the busy highway out front. There is an automatic coffee/espresso machine in the lobby for free coffee. They have a gym, game room, and theater. They have set movies/game but if nothing is on and others aren't there, you can request a movie to be shown. They also have a kiosk to get movies for your room.
The pool area was very quiet and always a place to sit. I asked others if it is busier in the peak season and they said not really. It was sold out when we were there but you would not have known it. There are 77 rooms but I rarely saw more than one or two families in the pool at any one time.

The rooms are odd. Our 2 bedroom premier (Jolee Island) unit has 2 balconies. One overlooking the pool from the living room and another off the master bedroom facing Jolee Island. There are many varieties of 1 and 2 bedrooms though. Some don't have balconies, washer and dryers (we did), facing the resort, facing the bay, etc. There are washer and dryers in the common areas though. We like a washer/dryer so we would probably go back to this same unit..plus we like the balconies facing the bay.

The beach is an easy trip over. You can walk, ride bikes, take the shuttle, or drive. White sand but can be busy. There were 20 sets of umbrella/chairs when we were there. If they run out, you may be able to ask the chair concierge hut about more, not sure though.

We were surprised by the dated rooms but they were not terrible. The positives about the property outweigh the negatives with the rooms. We definitely plan to go back. It is an easy drive from ATL and we can envision going for back to back weeks to stay longer...using it as a beach house.

HGVC Marbrisa: When we stayed there about six months ago they had a meet the management meeting for guests and it was well attended. One tip they gave was for anyone who was coming to send an email to one of the two main managers about a week or two before you arrive ... I'm an HGVC owner, reaching out, saying hello, coming on whatever dates, look forward to staying at Marbrisa, its our anniversary (birthday ... whatever) and it would be wonderful to be able to get into the Cove or Pointe neighborshood or Building Number (or whatever request you have) if possible. Thanks and we look forward to our stay and possibly meeting you. They said the majority do not do this and when people reach out like this they try to help you out if possible.

The Poinsettia Rail station is a short three block walk from the resort with Amtrack Coaster service from Oceanside to San Diego, round trip senior fare is $5.

The resort was remodeled in 2016/2017 to bring all unit interiors up to HGVC standards with granite countertops, stainless appliances and new cabinets.

Units may be purchased registered in HGVC with points, or separately with RCI account trading. There are fixed summer weeks (26-35) and floating units for the balance of the year.

Unit locations and types, there are two or three floors depending on building. Higher floors have better views and are usually occupied by owner preference. Owner room assignments by lottery, owners send in a request card with their top three choices. Reservations are made one year in advance of the week requested for float weeks.

Fairway Forest Resort, HVC, Sapphire, NC

They have lodges that are 1 bed, 1 bed deluxe, and 2 bed.

The property is very spread out and requires a car. The check in is in a small multi -business strip but then you need to drive about a mile up the lodges. The lake entrance is between where you can swim, fish, kayak, paddle board, etc. Near the check in office of the activity center. It is one used by multiple properties and they give you a blue activity card at check in that you show them so that you can just the facility for free. There are indoor and outdoor pools, hot tubs, saunas, putt putt, plus other activities. There are also paid activities like a ropes course, a 9 hole golf where you use a ball and kick it, etc

This property is on the upper floors of The Hilton Doubletree off of the Miracle Mile. As of June 2020, there are 14 units on the top (26th) floor, but HGVC will eventually convert the top 6 floors. There is an outdoor pool and patio on the 5th floor that’s open during the warm seasons. There is are no plates or silverware and these units do not have a full kitchen.

are you asking about the room floor layout, or the room number layout on the floor?

i don't know the answer to either, but we stayed in a 1 Bdr this summer, and it's a pretty standard doubletree hotel room.

the pool was out of service during our visit - no notice was given in advance.
 
I stayed at the HGV Chicago Downtown/Magnificent Mile last October with a friend. The unit was not as spacious as a normal time share vacation rental but it worked well, especially for two people in the room. I think the key to this resort is the location, which is great. There is a Starbucks or some type coffee shop in the lobby. Coupons were given to us and my friend enjoyed the complimentary coffees. There is also a restaurant in the lobby which offers a discount to the residents.

I think there is a pool side view and an Ohio Street view. We had a view of Ohio Street last time and I wanted a pool view this time. Its a great place to stay anyway. Thanks

i'd ask at checkin. they are Doubletree staff though. limited to no knowledge of HGV.
