HGVC at Flamingo, going into contract now, what do you think?

Hi everyone,

I just purchased a 2 br/platinum season worth 7000 pts at the Flamingo annual usage for $10k plus closing costs. My usage starts in 09. I'm excited, yet wonder if this is a signal of the difficult times ahead. Is the market going to drop more for the Hilton, or should I stick with this purchase? I think I did well, but like others, I am just a worry wart. Any advice would be great.

You had a fantastic deal. My understanding is that there is no ROFR at HGVC Las Vegas Flamingo. The resort has absolutely the best location in Las Vegas. You have all the amenities of the Flamingo. The rooms are large and well maintained. You will love it.:cheer:
 
That is a great deal. If I hadn't just purchased DVC's SSR and waiting for Grand Californian, I might think about picking up more points at Flamingo. Congratulations.

I had a realtor make offers and offers and one seller finally accepted. I went with the Flamingo because it doesn't have ROFR. I was suprised, but patience paid off. I waited about 3 1/2 weeks before a seller said yes. :whoopie:

HGVC Flamingo is tucked in behind the Flamingo hotel, so none of the rooms has a strip view. Every room has a view of the Flamingo pool, and mostly of the HGVC pool. So the only thing on your request list is high floor.

By June, they should have most of the rooms renovated (scheduled for Sept/08 to Sept/09). Still, you may want to explicitly ask for a renovated room. It's my understanding that they're doing the renovations one floor at a time, starting at the top floor. This dovetails with your desire for a high floor.

All rooms are pool view. The higher floors will have a view of the strip as well.

You got a great deal. I paid 6900 for 5K points 2 years ago. Flamingo is nice - and you can use the hotel's pool which is a big wow. Timeshare pool is perfectly pleasant with a pool bar and it's heated - that's great if it's early April.
 
All rooms are pool view. The higher floors will have a view of the strip as well.

I guess I never got to stay that high. :shrug:

When I wrote my reply, I was trying to remember whether HGVC was higher than the Flamingo hotel. My recollection is that the hotel is higher (and I was just there a month ago). But if you say there's a strip view...

I feel much better. I've been in doubt for a while due to the current financial conditions in the stock market these days. I just don't want to lose any more money and figure this is a safe place to put it and use it and to have the ability to retain most of its value at this point.

First, it is a good deal. Second, I believe this is the beginning of rapid price drop of good timeshare properties. I will use your price as a starting point in low balling my offers of Hilton properties. I have a feeling once your price becomes known, others will follow.

Yes, you got a good deal. But please don't fool yourself into thinking that this an investment. Timeshare values will most likely continue downward. If you are buying to use, that is great.

No, not as an investment, but as a way to enjoy using it and having the ability to divest it for a minimal loss at that time I don't want it anymore.

I saw Seth Nock post in another forum to be careful that the unit is free of liens and comes with title insurance so that you don't get burned down the road if you go to sell it. Seth is very knowledgeable and has a great reputation in here. I bought through him and was extremely pleased.
