At Hilton Grand Vacations, our Members are at the heart of everything we do. I’m excited to share the latest updates from HGV, designed to make your vacation ownership experience even more rewarding. These enhancements reflect our ongoing commitment to innovation and service excellence.

This quarter, I’m coming to you from Sedona Summit, a Hilton Vacation Club nestled among the iconic red rocks of Sedona, Arizona. From expanded resort access and mobile app improvements to new hosted trips and two incredible properties in development, there’s a lot to look forward to as we head into 2026.

2 new properties in development sounds interesting. Anyone have ideas what those are?
 
I listened to this, and Derek De Salvia made this sound like one TS system instead of at least 5 different TS systems all under HGV. No wonder many new victims owners don't understand what they purchased.

He talked about both of them in his presentation, Ka Haku, Hilton Club and Tradimo Kyoto Gojo, HGVC. Both are opening sometime next year.

He named them. Ka Haku a Hilton Club in Waikiki and another in Kyoto Japan.
 
I do find it funny that in the video, they show the booking site and there is basically no availability. If I were making this, I would use a property/time, showing full availability....not doing a very good job of marketing their product.

Waikiki and Orlando, THE most popular places for Hilton to build. Just kidding, but I do remember when people were complaining about that. Waikiki seems overbuilt with Hiltons, also Orlando and Vegas.

You mean it isn't? They keep telling me it is as I wonder through their magic towards a million HH points which are also part of the same family ...

Technically, HGVC does not own any of the Myrtle Beach resorts. A private equity company called Strand Capitol does. I'm not sure why they only build in South Carolina, but I'm fairly sure it's because that's where they are based out of. If they would only build another resort in Hilton Head. Since there's no room to build on the beach there, one can only dream. From what I understand, Strand Capitol is making a killing on their properties.

Making enough of a killing that they are the only ones buying through ROFR. They have drawn the line and aren't going to let go IMHO. Next month I get to stay in two of them for the first time. I'll hold onto my wallet.

They don’t have the overhead that corporate HGV has. Almost all of their properties sell and they don’t have to pay much in the weeks they own. They also aren’t paying off two new systems (DRI and BG) like corporate HGVC is.

I always wonder that if they can branch out to other areas or they have great deals with local construction and vendor companies.
 
Still waiting for towers 3-7 at Parc Soliel. It's going to be a long wait, possibly an eternity.
 
Given reserves and Florida insurance costs I would not bet on it. The last thing HGVC needs is another resort in Orlando.

There is also a pad for another building at Blvd I believe.

Elara was supposed to have multiple towers.

How long would it have taken to sell that out? Elara is already the world's largest timeshare resort.
Fun fact, it wasn’t supposed to be all timeshares. Westgate had only 200 timeshare units while the rest of the 1201 units in the were supposed to be hotel rooms for the Planet Hollywood Casino.
 
There are still a few building spots at MarBrisa, that location expansion has slowed. I think 67 was the last one finished.

When we were there this past summer they said they will be building those units over the next couple of years. I don’t know if they will add a smaller pool over there given the space available .

Events are making some of the lesser weeks more appealing, but Vegas is still very overbuilt in general as I was able to book a room at Desert Rose through RCI for $450 after taxes for a week including the full F1 weekend booking at the end of August. HGVC additions are going to be urban resorts and Hawaii.
