I have a 3,400 point annual (every year) Gold 1 BR week at HGV Las Vegas Blvd I'd like to get rid of.

Free.

I will pay closing costs via LT Transfers.

"Buyer" will pay $609 Hilton Club Activation fee (this is billed directly by Hilton once all the paperwork goes through) and if this is your first contract, you will also have the $189 Club Dues.

If you want the 2021 points, you can reimburse the $647.42 maintenance fees. Otherwise there are 3,400 points for 2022 year (which you could "borrow" to book for 2021).

2020 MF breakdown is:
$467.40 Operating Fee
$155.65 Reserve Fee
$24.37 Real Estate Tax

For Steven:
The club dues $189 are due every year. But if you own multiple contracts/deeds, you only pay the one due every year. I think EOY (every other year) contracts may be different, but I'm not sure (I don't own any EOY deeds).
