HGV bHC The District, DC, availability during Cherry Blossom, Best times to visit (not tied to any schedule), Tips to Efficiently Use Ownership

Planning on buying District bHC soon...
1. How is the availability for Cherry Blossom, as an owner? (too late for 2025 I presume) but how will it be in July 2025 for March/April 2026 usually (at start of Home Resort Priority Window)?
2. I am NOT tied to any schedule (school schedule etc); What are good times to visit DC?
3. Any particular tips/recommendations for visiting DC (to avoid peak tourists except Cherry Blossom) or crazy weather?
4a. Any suggestions/tips for the property itself?
4b. Any Tips to Efficiently Use Ownership at the District?
5. When will one have access to any NYC bHC clubs (not an owner at any of them)? (? 90-104 days in bHC window)? (Any decent availability during those times?)

The parking situation at the resort has gotten very expensive at $71 per night. I use a parking garage around the corner (1225 23rd) that is $17.95 per day. You can leave your car overnight, but they will not open until 0700 the following morning. They are closed on weekends though.

Owners have access to the lounge which is quite nice. Light breakfast in the morning, snacks available during the day and hot appetizers in the evening. I have not had much trouble making reservations when I want to. Early Spring and Late Fall are the best times to visit as it can very hot and muggy or cold and grey at other times of the year. Ask to stay on the 8th floor as that is where the lounge is. Never tried the bHC clubs in NYC, so don't know anything about that.

Ask to stay on the 8th floor as that is where the lounge is.
I could see requesting not to be on the lounge floor as a preference from a noise standpoint. Presumably there are stairs for access?
At W. 57th, I would definitely not want to be on the lounge floor for that reason. THen again, W. 57th has only 4-6 units per floor. If larger, maybe less of an issue.

This is the availability at The District as of today, January 6th, for Cherry Blossom Festival.

I'd agree with @kanerf re: the weather for visiting, but it would really depend on whether there is something else going on that you'd be interested in. While it can be hot and sticky during the summer, there are things like the Jazz in the Garden events put on by the National Gallery. YMMV.

Nothing in particular, though I would also avoid Inauguration Day.

Owners Lounge access for breakfast and hors d'oeuvres is a great benefit, though the hotel below provides breakfast that includes an omelet bar. As far as efficient use goes, we live nearby and generally use it for trips into town for shows at the Kennedy Center, etc.

Not really an issue at The District. It's on the top three floors of an Embassy Suites hotel and has the large open atrium in the center typical of those so the noise issue would affect all the floors. We've never had a problem with noise when on the same floor as the lounge is adjacent to the lobby area for The District on one side and a staircase and the hallway to the elevator on the other side so it doesn't really cause any increased foot traffic in front of any of the rooms. It's a lot more spread out floors than at W 57th.

90-104 days is the Hilton Club Priority window for The Residences, The Central, and The Quin for owners at The District. There isn't a priority window for W 57th. There is decent availability except for specific times like Thanksgiving for the Macy's Parade, the U.S. Open in August, and New Years Eve.

There is an elevator. The other floors on 7 and 9. I have never heard any noise from the lounge and there are no rooms next to it.

Both stairs and elevators. Here's the 8th floor plan from the Public Offering Statement. The Owners Lounge is in the area labeled "TIMESHARE VACATION SUPPORT AREA," which includes a kitchen and the check in desk for The District. The atrium I mentioned in post #6 is labeled as being part of unit 1, which is the hotel portion of the property. The elevators are in the center where the passageway makes a right angle turn pointing into the atrium on its south side and the stairs nearest to the owners lounge are across from the elevators. There are additional stairs at opposite ends of the passageway running east to west on the north side of the atrium.

The earlier in the Spring you go, the cooler it will be. Similarly, the later in the Fall, the cooler it will be.
