Help! My friend is an owner and he just went to a wyndham sales presentation.

The only thing that matters is what the contract they give him to sign says. What the salesperson says is completely irrelevant.

It was certainly a lie.

Perhaps they used the round about way of renting your points out and using that to cover all your maintenance fees. It can work, but usually not well and not for very long.

Travel + Leisure is the company that owns Club Wyndham. It offers nothing new that is of any value to someone buying more points.

The only way anyone will not have to pay maintenance fees is if they completely exit ownership. I've heard this lie before and called them out on it. It's blatantly false.

Absolutely 100 percent a lie. Tell him too rescind immediately if he purchased, he’s been had.

Never say never but it does seems like it is a lie. The question is why does he not have to pay. For example are they telling him renting thru extra holidays covers the maintenance fees. Most here will tell you that is hard to do with the high commission they charge.

hope your friend is able to rescind, that is a ton of money to spend on the word of a salesman. ask him to put it in writing!

Step 1: Read through the contract for the cancellation clause.
Step 2: Follow the steps outlined in the clause to cancel. Use all available cancellation options listed.
Step 3: Pour a glass and say a big thank you to the folks at TUG.

I was at a presentation this morning and was told the same thing. Told I would break even on initial purchase cost in 10 yeas and never pay maintenance fees again. If I do not buy, I will still pay maintenance fees after ten years when the loan is paid off. I told him I heard this before and no one ever made it sound financially viable. I said someone has to pay the fees, he told me it would be thru Extra Holidays rentals. That he has not paid fees in two years. He could not convince me this was a good idea. I said it made no sense to take out a $26,000 loan with 17% interest over ten years. Pay fees and on the loan each month. Rent out points and get 60% back. I declined. He left to make notes. Manager came over and brought me to gifting. To the Op, I do not see this working as easily as the salesman makes it appear in a 45 minute presentation. Noting will be put in writing that I will offset all my fees.

My friend has not purchased yet. Salesman said Travel & Leisure will use the 105,000 points that he would purchase for $34,000 to pay for all his future maintenance fees on the 300,000 that he currently owns.

How is this not criminal by law? How are salespeople allowed to continue the insanity of saying ANYTHING to get a sale? Where are the protections for elderly against these lies?

ARDA is never going to help to make big companies like Wyndham to live by a standard of ethics that we should expect of a big corporation.

I know you cannot answer these questions. I just want to see some new regulation on these huge companies who take great advantage of people. Selling someone a product that supposedly gets rid of MF's altogether? That is an outright lie and scam.

I always urge people to file formal complaints with the resorts themselves via the customer service email/phone or social media.

if you can provide details on who/what/when/where it can go a long way into ensuring the developer has some actionable information to address!

id also advise someone to file a complaint with their attorney general!

Technically they are not lying as theoretically it's possible. If the rental amount after EH cut is high enuff to pay maintenance for all or more points that were used for rental then yes, but what is the likelihood??

They are lying because they know and we know that in practice, the math doesn't add up.

Thanks for the replies. My friend did not purchase the additional points. He was promised a VIP status upgrade from silver to gold if he attended the 60 minute meeting. Of course they lied about the upgrade and two hours later he got some discount coupons instead.
