Help getting rid of Westgate timeshare

My parents have a 4 bedroom at Westgate Town Center. They do not owe anything, just the bi-annual maintenance fee. We have it listed on Redweek for sale, but no interest. At this point, we need to get rid of the timeshare. My father has Parkinson’s and they can’t travel anymore. The third time Westgate talked my parents into adding to the timeshare, they were also encouraged to add myself and sister to the deed as owners. We have no interest in the timeshare. Suggestions on getting rid of it would be much appreciated.
 
We have and they said my parents didnt qualify. That was 6 months ago, maybe approach again?
 
DO NOT allow you or your sister to be put on the deed (unless you want the obligation). I'm assuming that your father's days are numbered. I'm sorry if I overstepped my bounds. again, I assume that your mother is on the deed as co-owner. If she has no need of credit going forward (house, car, retirement income, etc) all secure, let Wastegate (as they are known here) foreclose. Stop paying. They may say they won't take it back, but if they are no longer being paid, eventually they will. They may try sending threatening letters and making phone calls, but a letter telling them to cease will stop that. As long as they are getting their bills paid, they won't negotiate. But let them miss a few payments and offer the deed back and they will sing a different song.

Feel free to offer this ownership on TUG's Bargain Deals in this very forum for free, and offer to pay closing and make a reservation for the new owner, but I suspect the results will be similar to those at Redweek.

Do not add yourself to the TS. We normally don’t recommend that Ts owners let their Ts foreclose, but this may be one of those times. Your mom’s credit score might drop 50 pts, but with time your mom’s credit score would recover.
 
Thanks everyone for your advice. Unfortunately my sister and I are on the deed. We will approach Wastegate again about taking back. As a last resort, my parents will stop paying, but I would like to get my sister and I off the deed prior to this. Any idea on best approach?

Maybe quitclaim deed?

Ouch! Now you have no choice but to find a new owner for this. Wastegate will come after YOU & Sis if the parents quit paying. While they probably have outlived their need for credit, you haven't. If the TS is paid for, and Wastegate won't accept a deed back, my only suggestion is to offer it for free in TUG's Bargain Deals, Redweek, Craigslist, wherever you can. DO NOT sign up for ANY of those 'get you out of your timeshare' outfits. There is NOTHING they can do that you can't. They just want your money and after they have it, they have no incentive to do anything more than advertise it.

Kudos for being aware of getting you and your sister off the dead first. I am curious if you agreed to this or did Westgate do it? I assume you had to sign something but would like to verify. Definitely deed it back into your parents name as soon as possible to get out from under this liability (definitely not the asset Wastegate told you it is). Good luck in disposing of it. It is hard but not impossible.
 
Wastegate suggested to my parents during the 3rd add to their timeshare. My sister and I agreed based on how my parents explained. Looking back- what a mistake!! I’m trying to pursue a quit claim deed to remove our names and then will list their timeshare in the bargain section of TUG to give this thing away

Look into a quitclaim, but I think I'd feel better having LT Transfers (TUG Members) www.lttransfers.com/ perform a title transfer. It would cost a couple hundred $, but you would have confidence that it is done right. They will also be happy to transfer it into the name(s) of it's new owners.

Why am I not surprised that Westgate would stoop this low to catch more victims into their web of deceit? Westgate probably looked at aging owners and came up with this scheme to lock in younger victims ensuring maintenance fees and high pressure “owner updates” for many years to come.

Thank you for this suggestion. I actually just submitted a request for quitclaim deed via LegalZoom to take my sister and I off the deed. Assuming there will not be an issue with this?? Once we are off, then I will pursue listing timeshare in bargain section to give away

Don’t use legal zoom. Use LT transfers. Legal zoom has very generic QCD that might not apply for TS deeds.
 
Thanks for the guidance. I reached out to LT transfers (and canceled legal zoom) to start the process.

is this a fixed week or floating. westgate resales can be very difficult to utilize for resale owners. if a fixed week however and someone wants that week it may be more marketable. Good luck
 
It’s a 4 bedroom all season floating unit/week
You don't have to tell potential buyers that booking a 4 bedroom that is acquired resale is next to impossible, but can be deposited in an exchange. That may be it's best use. Wastegate strips the advance booking perks from resales.
 
It’s has two- grand one bedrooms and two- standard one bedrooms. Maintenance is every other year $1569- odd year. Maintenance was just paid Jan 2019.
Listed on Redweek (R822312) for $2500, but we will change that.
There are also 1 week per unit that haven’t been used yet.

We have called, but not on a continuous bases. Once my sister & I are off the deed and my parents repeatedly call, hoping Westgate will give in to the deed back. My parents will be much less desirable victims if we aren’t on there.

We spoke to a company that “promised”
To get us out of the timeshare for $5000 lump sum or $6500 over 3 payments. The company ( consumer advocacy group- their words, not mine) approach is to constantly contact Westgate on the timeshare owner’s behalf until they give in and let them out. We did NOT sign anything with them. If that Is their business model and according to them it works, my parents can do the same approach.

How smart you were to avoid that company! What they succeed in doing is separating people from their money and leaving them with their timeshare ownership intact. People get desperate to get out from under and they fall prey to these companies. Congratulations on making all the right moves on this. Good luck in divesting.

On a personal note, my mother has Parkinson's and I offer you and your family my warmest thoughts. I hope that your Dad is fortunate and that his struggles are not too extreme. With medication, my mother has done well but, as with all progressive diseases, it's a matter of modifying the symptoms versus a cure. Good luck to you and your family on a personal level.
