HCNY listing question.

HCNY listing here at TUG market places lists 16K points for $10K. State 2 BR unit.??? Isn't this probably at the Residences? Something is wrong it seems with the listing. More points than I am looking for but don't see much available inventory at HCNY these days.

It is a TUG listing but here it is:

My guess it is listed in the wrong NYC resort. Also stated weeks 26 to 52 which I don't believe they list that way at HCNY.

The listing makes very little sense. There are no 2BRs at the Residences, only HCNY. The MLS # referenced does link to a $10k listing at HCNY (https://www.timesharebrokersmls.com/Listing/HILTON_CLUB_-_NEW_YORK,_THE/52159.html), but for 33600 points. The 2023 MFs listed on that MLS listing ($6867) correspond to an ownership of 33600 points based on my 2023 per point MFs at HCNY.

Agree, confusing to say the least. And yes I get the same numbers with MF calculation, seems way to high for 16K points. BTW, I think you meant the 2 BRs are only at the Residences.

Long time owner at HCNY and totally forgot they have some 2BRs there. I have never had the need to book one but in the provided link they look nice fwiw. Even with this the listing for the resale at HCNY still make no sense. I emailed the seller and will report back. 16K points at HCNY for $10K sounds great but as the old saying goes if it sounds too good to be true it probably isn't.
 
Well did receive a reply with some clarification. It is now stated as "33600 pt annual pkg" with MFs at $6119.40 and the taxes are $747.60 annual. Total purchase price with fees was just north of $13K, however, some of the fees would not be applicable to my purchase. While possibly attractive to some this is way more points than I am currently looking for nor would I want to be shackled with those MF's (added to what I already pay).

I have owned HCNY since 2018, and have increased my ownership by resale simply because of the ability to book 2 bedrooms. They are spacious and well appointed — pretty rare find in the city. I also own multiple weeks at West 57th and The Quin (and have a SPH resale at The Central that is going through ROFR) but HCNY works best when I travel with family.
