Has anyone used A TIMESHARE BROKER, INC.

I recently posted an ad on the TUG Marketplace to try to sell my Westin Kaanapali timeshare. The only 2 responses I have had were from timeshare brokers. A TIMESHARE BROKER made me an offer which I thought sounded good. No upfront fees and buyer pays all transfer fees and closing costs.

Any reviews good or bad would be helpful. Also, is there anyway I can check to see if the agent and escrow company is licensed?

Here is the rule of thumb for timeshare offers:

If they want you to pay ANY upfront fees, no matter what they call it, that is a huge red flag.

ALL fees should be taken out of the proceeds of the sale - at no time during the process should you send anyone money.

They may say they will send you the payment for the total, and then you send them a check to pay their fees - that is always a scam. Their payment will turn out to be fraudulent, and they will steal the fees you send them.

They come up for me as atimeshare.com, and have been a registered website since 1997. Is the offer to list, or do they have a buyer?

Kinn Tutas runs that company. He, along with his mom and some other family members also run a DVC resale agency that has very positive feedback. Just make sure you are comfortable with whatever commission they want for the sale. It is a legitimate business the owner has a very good reputation.

I will be paying commission to the broker, no upfront fees. I just wanted to do some research to see if they are a legit company. They do have a BBB rating which makes me feel pretty comfortable.

A BBB rating means very little. A lot of these resale scam companies have an "A" or "A+" rating with the BBB. All one has to do is pay the BBB's membership fee.

As for paying commission to the broker and as was already pointed out, the broker's fee will come out of the proceeds of the sale. If at any time this company asks you to send any money, then it is a scam.

You should not be paying anything to anyone - that is a huge red flag.

ALL THE FEES should come out of the proceeds.

Go back and read the previous posts - we specifically addressed this.

Syed is a TS Broker (based in Maui) that is very reputable here on TUG, and also contributes to TUG. Many people (including myself) have bought/sold WKORV/N thru Syed. He is also aware of the ROFR prices for WKORV/N as it is important to get as much as possible from your sale (not get undercut by SVO). Good luck - at least it has value.
btw - there is a Starwood Forum on TUG.
