Harbour pointe owners, please help!

I am considering a resale harbour pointe contract. Wk 10 and the listing indicates unit 413 bldg 10b. Can anyone give me any insights on location for this unit? Views etc? Thanks in advance for your help!

I am not familiar with the location but I would advise against the purchase. Are you wanting week 10 every year? That is not a high demand week and not worth the fees in my opinion. I would join tug and learn all you can. It is very possible to have that same week every year for much less than the annual maintenance fees.

That said, a fixed week is lot less trouble. If you know you want week 10, and you desire the process to be hassle free, it's a decent option.

I am assuming 10b means: Week 10, every year (B = both)

My notes show that 413 is in the Registration building, and 413 is a corner room, overlooking the pool and Intracoastal Waterway.

413 looks to be a B-sized unit (1121 sq ft). "A" unit are 100 sq ft bigger, but C & D are in the 900 sq ft range.

I agree. There isnt any good reason to lock yourself in to paying fees for this unit.

How can you tell if units are a,b,c or d? Thx!
 
In addition to the link above, there's a map in "Timeshare Ratings and Reviews" that shows unit placement (A-D units) for Harbour Point and Sunset Pointe.

Thanks so much! Found it. I am now looking at unit 517 resale. Looking at the images, it looks to be top floor, corner unit with larger deck and something called "green house treatment" according to images. Anyone stayed in a unit like that? I understand that the resort recently underwent renovation. Were all units renovated?

Not to beat a dead horse, but unless you are getting a summer week, you are getting something that can be had any time for less than what your annual obligation would be. I can book week 10, 2014 right now for less than $550. Or I can book week 11 for about $600. You will end up paying almost twice that.

Make sure you know what you are getting into and not just caught up in the emotions.

My parents own a fixed 4th if July week there and I'm not sure if even that would rent for much over fees, so unless your positive in a unit/week, then I'd hold off.

Can't comment on the unit 517, but all units were renovated recently and do look great! It is a very nice little/quiet resort- just doesn't have the rental potential of other hhi marriotts.

The week is now 25 for this new resale I am looking at. Much better and a great week for us to travel. :)

We really wouldn't be looking to rent the unit. Do your parents enjoy their unit there? We own DVC and like Shelter Cove but we don't want to pay the DVC prices for points at HHI and don't want to use our DVC points to stay at their HHI property. We use those to only stay at WDW. The fees at Marriott are a bargain compared to DVC HHI dues!

One could also buy a cheap Willow Ridge Lodge, lock off and exchange both sides in to this time of year at Harbour Pointe. So you could get two weeks at Harbour Pionte for about $600 each. This is comparable to getaways but gives you some extra flexibility in to exchanging in to other areas.

Week 25 is way different than week 10 for sure in every regards. As for the unit/resort- they love it. They own a B unit so not the largest, but bigger then a c/d. We have two kids under 3 and wouldn't really go to harbour point as its more for older kids/adults as far as amentities go. But for my parents and my siblings(17 and 19 yo that are still at home) it's a good resort in a good, central location.

Agreed. I was actually using trade figures because the getaway prices are higher than that. My $550 for the week 10 2BR is using a non-Marriott and the $600 for the week 11 is using a Marriott studio. My non-Marriott cannot see the week 11, so presumably under preference, but what is weird is the Marriott studio could not see the week 10. I guess the week 10 needs slightly more trade power than the studio provides. I think it should be the opposite or the same but maybe that area has more spring breaks at week 10 versus week 11?
