Does anyone know how Harborside fared after Joaquin went through? The evening news showed the Bahamas (eastern and central) getting slammed.

I'm curious about this, too. I am thinking about a major hurricane that passed near Atlantis a few years ago, and all the Harborside people were told to evacuate into the convention center.

The weathermen keep reporting from Nassau today indicating that Nassau is only getting a tropical storm, but the eastern bahama small islands are getting hammered. I hope the resort is still there when we go for Thanksgiving.

If severe damage were to occur, would the resort automatically add an assessment to cover repairs or would that be covered by insurance?:confused:

If the board have been doing their job then the deductible should be in reserves and that plus the insurance covers it.
The next judgement the board then needs to make is if the reserves will replenish in time by the next storm.

Makes sense, what are the most typical purposes of special assessments?

SAs are for any unbudgeted item(s) that the HOA Board feels is necessary. I've seen them assessed for everything from renovations to ADA/health code compliance to covering shoddy workmanship.

Because they are met with such controversy, most of the hotel-branded TSs simply build healthy reserve funds into their annual MFs in order to avoid SAs for predictable events, such as refurbishments.

As far as Starwood goes, there are only two that I can recall:

Back in '08, SVR imposed an SA for ~$1500 per week (varied by unit size and regime), payable over 3 years, in order to do a major refurbishment.

Back in '07 (?), WSJ Virgin Grand aka Hillside tried to impose SAs for renovations but lacked the votes necessary. I think they eventually were able to pass a pared down SA but I'm sure WSJ owners will remember better than I do.

Since then, all resorts have raised MFs in order to build a capital reserve fund so that they (theoretically) won't need to impose another SA for renovations. Things like natural disasters and shoddy workmanship are still impossible to budget for.

I remember the SVR assessment. RCI had downgraded Vistana from Gold Crown to Silver, and the resort made a big fuss about restoring that Gold Crown status with major renovations. It worked.

But the owners also ended up in the Starwood network, complete with StarOptions. That was a bonus.

Just left Harborside today, a scant 45 minutes before the Nassau airport was scheduled to close down. We had scattered thunderstorms for three days but nothing more. However Joaquin is hovering east and may move west to Nassau/Paradise Island tonight. Sitting on runway in New York JFK for the flight home. NYC airports are supposedly canceling all flights for tomorrow.

Melissy so glad you were able to get home safely. i checked the Atlantis website for an update. I pray that those in Joaquin's path are safe.

We continue to monitor the progress of Hurricane Joaquin. The storm continues to move slowly, but has taken a northwesterly turn and hence is gradually moving away from the Nassau and Paradise Island area (New Providence). However, due to the size of the storm, it is forecast that we will experience inclement weather throughout the day and into tonight and therefore we are taking the usual precautions. Our first concern is for the safety and well-being of our guests, staff and marine life and the resort is fully prepared for storm activity.



We are in constant communication with The Bahamas Meteorological Department who is closely monitoring the hurricane and is keeping the resort updated. We have taken the necessary precautions and will update accordingly.



For people traveling today, the Lynden Pindling International Airport (LPIA) in Nassau is scheduled to close at 2pm EST today and is expected to resume service at 7am EST (October 3) tomorrow morning. You can check your flight schedules at Flights@LPIA and contact your respective airlines directly for updates at Airlines@LPIA. For other questions regarding your existing reservation, our Travel Specialists are standing by at 1-800-Atlantis to assist. Thank you.

My son just left today and she had very little effect on Nassau. He flew out at 10am. The weather was fine except for one day.

Pat, didn't you have a friend going down this week to Harborside? Did she make it?

Pat's friend was due to fly in Friday, but was delayed overnight and arrived today. Sadly, her luggage did not!

Well at least they got there. Hoping they had shorts and a bathing suit in their carry on.

Have a few mid day thundershowers, no worse than Hawaii.


The breakers were quite big, made it hard to snorkel, but kids loved the beach and big waves.


Going to make a post about store vs. online pricing on Food.

Where did you go and what did you see? Perhaps I have a wrong perception about snorkeling at Atlantis.
