Hello, I am Canadian and own 2 deeded weeks at Harborside at Atlantis since 2006.
The maintenance fees are no longer affordable and I would like to stop paying without recourse.
Honestly, I want to give them back.
What can happen?

Not much. They will call asking you to pay but a credit hit is unlikely. It will increase the fees for other owners because the bad debt there is out of control. That said, that shouldn't be your concern. MVW needs to figure out something to fix the problems with the fees at this resort.

It’s tough with high maintenance fees. Giving back a timeshare can be hard, and the resort might take legal action if you stop paying. Try contacting them or a timeshare exit company to see what your options are.

[DeniseM - timeshare exit companies are scams why would you post such a thing?]

No, DON'T do this. Perhaps the worst advice I've seen on TUG. Their best option is to contact the resort or management company, which we already know MVW isn't taking back Harborside weeks. If that doesn't work, default is an option. That is all a timeshare exit company will have them do.

All timeshare exit companies are scams. Under no circumstances should OP do this. Op, don't do this!

Dioxide45 I also have 2 weeks at harborside. I want to sell or give away. MF due now. Suggestions on here are to pay MF to make it easier to sell or give away. Do you agree?

Paying the fees will certainly make it possible to transfer. It is hard to transfer a timeshare week with unpaid fees. Perhaps if you pay the fees and give the buyer 2025 usage it will be enough to find someone to take it. Though that is no guaranty.

I think the biggest issue with HRA MF are the Atlantis Facilities fee and VAT. It really drives the price up. Also, many HRA owners only own HRA since they purchased just to go back to HRA. combine the VAT, Facilities fee, and the Club Dues and it makes the HRA MF much more than other VOI's

Don't pay the fees until you find a buyer and start paperwork. If you never find buyer just continue to default
