Is Grand Palms Resort in Surfside, SC owned my Wyndham? RCI doesn't have Wyndham on the name.

A good friend of mine owns at Grand Palms (used to be Plantation Resort). It is not a Wyndham owned resort - but Wyndham took over various aspects of sales and marketing management for Grand Palms a few years back now and is gradually converting inventory from Grand Palms into Wyndham - my buddy almost converted into Wyndham two years ago - he actually signed a contract but rescinded in time to back out and still owns a fixed week and a floating week there.


As you'll see in the link above, it's not a Wyndham managed resort and VIP privileges do not apply (since it's not Wyndham owned/managed).

Yes. We own 3 weeks at Grand Palms, formerly known as Presidential Villas at Plantation Resort. It's a very nice property and can be converted to Wyndham, probably pretty inexpensively. I would not just do one conversion, if I was doing it. I would do at least 3 annual weeks to get hte max number of points I could convert. But that's just me. You can buy these units for about $2,500 each with closing costs and transfer fees included. It's worthy of consideration. But I would only buy the 3 bedroom lockoffs.

Yes if you transition your ownership into Wyndham - you would then be a Wyndham timeshare owner and would have access to any/all resorts within the CWP system subject to the rules outlined in the member directory of course.

That's good thank you. Will the maintenance fees be adjusted or stays the same if converted?

I haven't seen the result of one of the Grand Palms conversions firsthand - but in general your MFs would change and you would be paying the MFs for the converted points within the Wyndham system - either CWA points or CWS points at the $x.xx/1000 points MF rate.

I haven't seen the result of one of the Grand Palms conversions firsthand - but in general your MFs would change and you would be paying the MFs for the converted points within the Wyndham system - either CWA points or CWS points at the $x.xx/1000 points MF rate.
If it remains a converted fixed week from the original resort, I believe the MFs remain the same, points are granted based on size and season, and the program fee is added on top of it. If they end up with CWA or CWS deeded elsewhere, then it isn't really a conversion but a trade-in of some sort.

EDIT: For instance, on my annual assessment summary, my converted fixed week isn't listed as a $/1000 rate, but as a fixed amount, and the number of points is listed. I believe an unconverted owner at my resort would pay the same thing. I have to do the math manually to find out my rate.
