I am currently in the process of buying at Grand Pacific Palisades. I have been researching timeshares for several years before purchasing and decided that HGVC worked best for my family. After starting the purchasing process I started researching Grand Pacific Palisades and am now felling a little worried. I have read a lot of posts, but either they are old or did not answer my specific questions. Here are a couple of questions I hope someone could answer,

1. Grand Pacific Palisades is an affiliate, what does this mean? Is this a negative in the long run? Could they leave HGVC?

2. I have verified that my contract shows it is in the point system and I am paying the $995 fee, but is there anything else I need to verify?

3. Is there a negative to buying this location compared to Las Vegas or Florida?

1. Affiliates were not developed by HGVC but are now managed by HGVC. I've owned for 15 years and no affiliates have dropped out, HGVC continues to grow, its a well run system.

2. Verify that there is no outstanding loan balance and maintenance fees are paid up or you might end up with a bill once the deed is transferred.

3. The annual fees and taxes may be a little higher. The positive is that you will also get access to GPX, the grand pacific exchange for bonus weeks, etc.

3.) While the overall MFs are higher, you get all the benefits of owning a Grand Pacific unit. As Dave mentioned, you get membership in GPX, which allows you to rent other GPR units for around the cost of MFs.

You also can get bonus time at Grand Pacific Palisades for as little as one night at a time. If you book through HGVC, you have to book at least 2 nights during their open season for their version of bonus time.

You also get day use at your resort. If you are local or ever in the area and want to use the pool, spa, fitness center, sauna or just take a shower, those are available to you and all of your guests with you, up to the number of people that could sleep in your owned unit. If you bought a one bedroom, a total of 4 people get day use, if you bought a 2 bedroom a total of 7 can have day use with you, etc.

I've owned for 15 years and no affiliates have dropped out...

It's rare, but it has happened. In 2009 (before your time), a SW Florida affiliate terminated it's relationship with HGVC. IIRC, HGVC continued to honor memberships, and apparently has relisted it, but is not involved in its management.

Saturday (04/04/09) We visited Shell Island Beach Club Resort on Sanibel Island to see what it was like for future reference and to pick up some re-sale information. When I spoke with the Hilton Rep. there, she informed me that as of Tuesday 04/07/09, the resort would no longer be managed by HGVC . She was not sure of particulars but indicated that the HOA had elected not to renew the HGVC contract....

However, HGVC is so engaged in supporting GP's operations, the chances of any severance are extremely remote.

Grand Pacific Palisades falls under the affiliate agreement between HGVC and Grand Pacific for resort exchanges.

The HGVC resort webpage indicates "Limited Availability" which seems to imply that all Grand Pacific Palisades owners are not HGVC members.

Sorry, I don't know the exact terms of the agreement perhaps a Grand Pacific Palisades resort owner can tell you.

Per HGVC's website, Hilton only manages one of the Grand Pacific resorts - Hilton Grand Vacations Club at MarBrisa.

Yes, affiliate agreements can be terminated at any time like Club Intrawest, Shell Island Beach Club and Sunset Cove.

Thanks for the info, this really helped.

Regarding any unpaid fees, I did include that into my offer. Seller pays MF, taxes, closing and all fees to make property current.

It is great to hear the extras I can use at this location as I live about an hour and a half away.

I have owned GPP since 2012 and have been very happy. I purchased from the resale department at GPP and HGVC was included in the price. I have only been to GPP (have not used points yet) since we purchased it but I liked the idea of having so many options, which you normally do not get with other HGVC resorts.

For example, I have a fixed summer week and I do not have to do anything to reserve it (except call 90 days out to select a specific room). I can opt for HGVC points or deposit points into the HGVC RCI. Or, I can deposit the week into GPX or other independent exchange company. I also have access to Resort Time (used one time for Carlsbad Inn).

The resort has had renovations in the last couple of years, which was needed. Customer Service, in my experience, has been very good with the exception of check-in (last two years I was not able to check in until well after the 4PM check-in time).

I was also concerned about this affiliate losing HGVC. However, in 2014 when I last did a "sales update" the HGVC sales team was selling GPP weeks as a cheaper alternative. I would think that HGVC would have to grandfather any existing owners as anybody who purchased direct would be a little unhappy if the HGVC rug was pulled from under them.

My boys are still young enough to enjoy LEGOLAND and we are all looking forward to visiting again this summer. One of these years we will take the HGVC points in lieu ofn the week.
