Getting rid of my timeshares

The Boulevard, a Hilton Grand Vacations Club Las Vegas Nevada and Hilton Grand Pacific Marbrisa Resort
We would like some advice on how to get out of our timeshare. We have 2 Hilton Timeshares, one The Boulevard Las Vegas, the other Grand Pacific Marbrisa. We are currently in arrears at the Marbrisa as this is one we were very pressured to buy at the time (BIG surprise hey?...lol) and we have never used in 10 years. We are so tired of paying for nothing! So thinking of just walking away...is it best to contact them and tell them we relinquish our title to it? Or best to ignore them? Which my hubby wants me to do...but I am struggling with just doing that...and think being upfront with it all might be best? We simply cannot afford this timeshare, and are at an age where we are struggling to find travel insurance due o some health issues. Any advice would be most welcome. We are Canadian as well...if that matters. Marbrisa just sent me an email and the pat due account will be going to 3rd party for collection at end of May. I am assuming once we contact them any points we have with Hilton will be gone? even though the Vegas one is currently paid up.

As mentioned many times in many posts on these forums (as well as the default credit report/ tracking thread in the pink part at the top of this section) it is very rare for any company to chase a debt into a foreign country due to the very lengthy, complicated and costly legal paperwork involved. Unless you own property in the USA or have a US bank account they cant do much and your Canadian credit rating will not be affected. When your health improves and you are able to travel into the USA the loan default will in no way affect your entry to the USA as the US Customs & Border computers are not linked to any financial institution's computers.

For the paid off one, you could try posting it in the free giveaways section unless somebody more familiar with the Hilton property you have chimes in to say it might be worth something.

? Annual or EOY?
? MFs
Presume all paid off.
Pls list all those details, and may list your Vegas TS for sale, as it should have some value (IF Platinum, 11,200 HGVC pts)
Any less, would be hard to offload & may be best to walk away.
Will let experts chime in...

For the Las Vegas The Boulevard Hilton we are Gold with 8,000 pts annual, MFs are $1350 USA and it is all paid off. Thx for getting back to me. Hopefully some experts will chime in on whether it is worth anything. FYI the Hilton Grand Pacific Marbisa is 4000 EOY MFs is $553 USA, all paid off.
 
The Boulevard Hilton we are Gold with 8,000 pts annual, MFs are $1350 USA and it is all paid off.
Boulevard, Gold, 8000 pts should be a 2BR, which has MF at $1131.61. I suspect that you have included the club dues of $219. What I would recommend is that you list this for free here on TUG. You should be able to easily give this one away. You could use LT Transfers to transfer the deed once you find someone to take it. I have also included a couple of articles about how to list your TS for free.

Hopefully, someone more familiar with Marbisa will be able to advise on this one. If I remember correctly, Marbisa is one of the few HGVC properties in which you pay 1/2 MFs each year for EOY deeds. So, I would suspect that the MFs are double what you have listed. It looks like you own a Studio, Gold season there.
 
Unfortunately, 4,000 EOY Marbrisa is worth zero with a seller likely having to sweeten the pot just to give it away. This is just too few points and too high maintenance fee. It wouldn’t be worth it to bring the past due current just to struggle to find someone to take it for free. A long shot but you contact HGV, explain your situation and offer to pay the past due if they would accept a deedback in lieu of foreclosure. It would make financial sense for them to do it but I suspect they will just tell you no. In that case, tell them that you will not pay another dime and that they can foreclose.

ok thx very much for all this info...will def check it all out. Another ? I moved all our points out of HGV to RCI...would you know what will happen to all the points there? Just thinking "maybe" we could travel in Canada (no medical insurance then) and use up these points I've obviously paid for already...but jut wondering if I would lose them? which at this point I think might be worth it. :(

ok... thx for info...my husband and I are at odds on how to handle...he thinks just ignore the calls and emails...I think contacting them and as you suggest and try to deedback ....gawd I hate this...but am thankful for this site and some trustworthy info

When your account has been sent to collections HGVC will freeze your ability to use the points. Can you log in to your HGVC account and go in to the RCI portal? Try making a reservation?

I did reach out to them about a deedback on the Marbrisa property...they said ...
Deed back requirements are as follows:

- HOA dues must be paid in full for $633.17 to be eligible for consideration.
- The deed back is based upon approval from our management team and is a limited-time offer, as amounts and account status may change.
- If approved, there will be a $1500 deed-back fee.

well I have no intention of paying the HOA fees and another $1500 deed-back fee...if they even approve it...so guess I'm just going to default...I see not other option

If you truly cannot afford to keep paying the annual fees, or even the past due and deedback fee, then your decision should be an easy one. As you stated you will do, just default and stop communicating with HGV. You shouldn’t worry about the ramifications if you really have no other options than to default. Being in Canada, the odds of any ramifications are in your favor.
