My wife and I decided to take over my aunt's two Wyndham Timeshares.

She has a total of 430,000 points. One original purchase from Fairfield (210,000 points) and a resale in Kissimmee for 220,000 points.

I've learned this isn't the most economical way for us to obtain these because the MFs are high on the Kissimmee timeshare.

But, we are at peace with it, helping my aunt since she has helped us so much.

Anyway, here is how we decided to go about it. Does anyone think this won't work?

Step 1) I've added my credit card to her account so that the monthly payment is paid by my wife and I. We were told to have my aunt call back in 48 hours to make sure it went thru. Supposedly there could be an issue since her name isn't on the credit card.

Step 2) Once we have relieved her of the burden of paying the monthly fees, we will call the title part of Wyndham and begin having our names added to the contract.

Step 3) Once our names are on the contract, we will work to get her and her deceased husband's name removed. I don't know why, perhaps for financial reasons, this is the most important part to her. She just wants her name off the contract. I figured we could just leave it on, but she is adamant about having her name removed. I think her financial advisor told her to do this.

And then that should be that.

Will this work?

What contract? While you don't mention the specific timeshare(s), I assume these are deeded. You will need to change the deed
Wyndham title and deed department won't change that for us for the $299 fee they charge?

Step 1. Can be a little tricky, sometimes depending on the billing cycle a monthly payment will be skipped. When you or your aunt call in see when the billing cycle is for the monthly payment. Ask how you can make sure a payment isn’t skipped.

Step 2 & 3. Wyndham may or may not transfer the contracts free of charge. I would do whatever Wyndham says is necessary to keep the 210,000 point contract as a direct purchase being able to count towards VIP levels in case you decide you want a VIP account in the future.

If the resale contract has high MFs you might want to look at Ovations as an option. Then buy a lower MF contract yourself if you want more points

One account or one contract?
You want both contracts in one account.
If she has 2 accounts ask to have them merged.
You want to be able to combine the points for reservations at 10 months, RTs, HK credits, only pay one time for depositing points etc
She’s also paying the minimum program fee on 2 accounts. Merge the accounts will save a couple of bucks on the program fee also.

I think he meant one contract not 1 account. If so he was just trying to sell her more points. Oh I see you have 400000 here and 200000 here I can make them altogether so you have access like never before by trading them in and adding 100000 all for just $35k.
I think your doing the right thing but I would try to leave the deceased husband to make sure you dont lose the VIP privilege. Or maybe have a notarized letter signed with your aunt stating she is absolutely no longer responsible for any fees so that she will stay on.

Keep her name on the account to keep the VIP benefits. Add your names to the account. Have your aunt give you a quit claim deed for each deed, but don't process them. Do it when you are ready to sell them or turn them over for Ovation if they qualify. Then you can exercise the quit claim deed to finish disposing of it.

Why not process them?

For some reason, she really wants her name off of the account.

If she absolutely insists on getting her and the husband off the deed maybe take them up on the offer to combine into 1 account. If your willing to spend 25k or whatever and have you and your spouse on the new VIP deed and then you can probably legally and legit drop her name and keep VIP since you were on the deed from the beginning? Just a thought, no idea if it would work but sounds good at the moment

The maintenance fees on 430,000 Club Wyndham Access account would be about $3,000. Compare this to what your aunt is paying in maintenance. You may find it to be more cost effective to help your aunt turn in her deeds to Wyndham through the Ovation program (no costs, deeds transfer within a few weeks).

Then if you are still interest in owning in Club Wyndham, buy a Club Wyndham Access or other deed that is the right size for you.

Here is a 456,00 CWA deed that sold for less than $1,000 all-in, as an example.

Yeah, one of her deeds is pretty cheap and the other is over $6 per 1,000 points.

But we can still use ovations if we end up not being able to afford it. At the moment it's going to be $225 a month for 430,000 points.

When you talk to the title department MAKE SURE you let them know that you are a relative. I'm not sure if niece/nephew count for the free transfer of deed/retention of developer status. I'm leaving my three deeds to my three nieces and nephews...and it sticks in the back of my mind that I'm going to have to add my two brothers to my account in order to maintain my developer status on one of my deeds. It's called the Tribute or Legacy program or something like that. With this program Wyndham does not charge the $299 to transfer title.

I think that you will like your ownership. I love the flexibility of staying partial weeks and the variety of resorts. I'm not a fan of Club Wyndham Access, although many are. I think that CWA maintenance fees are high. (And your "over $6" resort might be close to CWA MF rate. I like my deeded properties--two are very low and one is around the CWA rate if not a wee bit under. I pay $202/month for 462K, so your fees are actually pretty good.

Thanks for the info. I'll find out if we qualify first thing.

How do spending points for next year work?

If I wait a few months and then book a vacation in March 2021, will I be using this years points or next year's points?

I want to book as early as possible so I don't want to wait for next year's points to kick in but I'm curious if they'll take this year's points for another years booking.

The points are taken from the use year of the vacation not the date that you book it.

SO if your use year is Jan. 1, then your March 2021 vacation will take your 2021 use year (and it is too early to book that unless you are going to your home resort...10 months is the standard reservation window; 10-13 months is the Advanced Reservation Period for your home resort only.)

If your use year is April 1, July 1 or October 1 that reservation about come from your 2020-2021 use year.

No matter what your use year, you get your Reservation Credits on January 1. With your amount of points you should get 5 free reservation credits/transactions. You get 1 for every 77K points you earn.

Im not sure what my use year is but I'm planning on booking a vacation for may next year and I want to do it ten months out.

I've got all my points for this year still, and I'll book my May vacation in August.


Which means those will all be 2021 points, right? Unless my use year is October?
