Free (Two) Deeded Timeshares - Four Seasons Residence Club Aviara (Platinum Ownership)

Just FYI, you want want to ask the resort if specific brokers must be used in order for the new owner to keep trade within the system privileges. I met n someone at Troon North who owned at Aviara and I recall them saying in order to keep lottery privileges they had to use specific firm, it might be Premiere (or something like that.)

Yes, if the lottery privileges are important to you. The lottery is mostly off season weeks at the Four Seasons Residence Club (FSRC) in Mexico and Costa Rica

Here’s the FSRC Booking Windows
  • 13 months before the desired arrival date, multiple week owners (owners who own two or more weeks in the same season and same Home Project) may request a concurrent or consecutive reservation in the full unit type owned.
  • 12 Months before the desired arrival date, all owners may request their Home Project in the season they own for their full unit type for 7 nights, or may utilize the Double Usage (separate one bedroom and studio stay) or Split Week option (4 night weekday/ 3 night weekend).
  • 10 months prior to arrival, Club Members may utilize the Club Exchange option and request reservations in either their owned season at Aviara or Scottsdale, or a lower season.
  • 6 months prior to arrival, Club Members may utilize the Club Exchange option and request reservations in a season that is one seasons higher than their owned season.
Below is additional information about the lottery.

They haven't exercised ROFR in 20+ years.
As a former Aviara owner, I suggest only buying Aviara for home resort stays.

With an authorized broker, you can get access to Four Season Residence Club and Hotel exchange options
  • request a trade into the only sister property (Four Season Residence Club in Scottsdale) at 10 and 6 months based on availability. See booking windows in reply above.
  • request an exchange for Four Seasons Hotel Credits to use towards stays at Four Seasons Resorts and Hotels. However the hotel credit amount hasn't changed in over 20+ years (fixed rate of $1750 for a two bedroom Gold) while maintenance fees continue to increase.
  • participate in the lottery for the other Four Season Residence Clubs (mainly Costa Rica and Punta Mita) however there's an exchange fee and night upcharge fee (see reply above).

Got some updated information on the Maintenance Fees.

2025 - 3350$ x2 = 6700$
2024 - 3007$ x2 = 6014$
2023 - 2820$ x2 = 5640$
Some sizeable increases every year!

Have you seen any recent numbers?
In the 2013 link I provided above, the lottery availability was 75% Punta Mita, 15% Costa Rica and 10% Vail.
 
Where do owners of Punta Mita, Costa Rico, Vail and Jackson exchange their weeks other than through Four Seasons? I hope they also join II but if they don't where else?

FSRC changed their model while selling Scottsdale from weekly to fractional. As a result, only FSRC Aviara and Scottsdale are affiliated with Interval International.
The other FSRC locations are high-end luxury vacation homes managed via fractional ownerships.
