Free (Two) Deeded Timeshares - Four Seasons Residence Club Aviara (Platinum Ownership)

- Resort Name: Four Seasons Residence Club Aviara

- Location: Carlsbad, California

- Ownership Type: Platinum Floating Weeks – Book anytime during the year, first come, first serve.

- Deeded Weeks: Includes Two Weeks on the deed, for each side. A total of Four Weeks
Use it either 2 weeks together with both sides of the Villa, or split it 2 weeks one side, 2 weeks the other side.

- Frequency: Annual usage

- Unit Size: 2 Bedroom / 3 Bathroom (Villa has two sides, 1 Bed/ 2 Bath one side - 1 Bed, 1 Bath other side.

- Annual Maintenance Fees: ~$5300 (for both weeks, both sides)

- Maintenance Fee Due Date: Billed in December each year

- Next Fee Due: December 2025

- Season: Platinum – Floating

- Title Transfer: I will pay all transfer fees with LT Transfers

- Past Trades: None! I inherited this Time Share, and passing it along to someone who will make use of it!


I am giving this away for free — I will transfer the deeds to you, and you take over future maintenance fees. It is a beautiful villa, and I grew up going here every year with my family. Lots of long lasting memories, and I hope someone else can make use of this. I would prefer to not split the deed up, those who would want both take priority. This timeshare has not been booked this year, so you still have the opportunity to book it yourself for this year.

The mf should be closer to $7000 for two weeks in a 2-bedroom at Aviara.

I've seen a lot of people trying to give these away for free lately.

Hi All, thanks for all the interest in the time share. I was not expecting this much attention. Some details may be outdated as this has been held up in an estate for a few years, I’m working to get more up to date information, and will update shortly.

It’s better to own 2 weeks so you can book 13-month in advance, a huge advantage over single unit owners.

Another consideration is whether you should transact through an authorized broker to preserve certain rights in the Four Seasons club. One perk is the annual lottery into other Four Seasons clubs like Punta Mita and Costa Rica. LT might not do it for this purpose but I’m not so sure.

I would love to try them in Elite Alliance exchange but someone says it’s a lousy idea and better off just use them if you could - totally agree if you can just use them. I’ve rented Aviara once and it’s a fantastic property - a truely residence club feeling with Four Seasons quality plus the hotel amenities Park Hyatt nearby. If I retire in the west, I will consider, lol.

This is a generous offer. I would suggest to NOT offer this until such time as it can be released by the estate process (that could be next week or next year). You may find a taker now but will they still be waiting for you six months from now? Doubtful.

Also, the best I can determine, the current maintenance fees run for $3,350 per year. Multiply that by two equals $6,700.

Thanks for the advice, the Time Share is entirely out of the estate process at this time, and transferred to myself.

Yes. A few discrepancies that I noticed in this particular listing:
  • Maintenance fee is understated by $1500
  • Platinum floating weeks cannot book "anytime during the year, first come, first serve." If you want to book a lower season than you own, then your booking window is reduced to 10 months. Given how competitive Aviara bookings are, this is a major limitation.
  • Along the same lines, the 13 month booking window only applies if you do not lock-off/split the units.

The last 2 points apply even if owning 2 intervals?
 
Are these dedicated 2 br or lockouts?
What are the actual MFs for 2026?
What date are they due?
Is this being brokered by a FS preferred vendor, or will the new owner lose some privileges?
If the latter, is it only the ability to do lotteries for Punta Mita, et al?
Can this be done as only one contract instead of two? I'm very interested in FS either Aviara or Troon North, as I have had great II trades into them. But I don't want to have two weeks, it would mean giving up our Wyndham Beachwalk Waikiki AND our Sheraton SDO, and I still want variety rather than being tied to one specific company.

Got some updated information on the Maintenance Fees.

2025 - 3350$ x2 = 6700$
2024 - 3007$ x2 = 6014$
2023 - 2820$ x2 = 5640$
 
I believe RE tax is separate in CA. Or is it included?
 
It is separate, seems to be a little under 150$ a year.

I’m curious if Four Seasons Aviara has a deed back program. You should give them a call and if yes it’s the easiest way out. Honestly you could have denied inheritance and offered FSRC the dead back. No one has to accept it.

Now it’s a bit too late if it’s transferred to you. Do you want to try using it before giving it away? It could take time as the MF is too high for a lot of people here but whoever can afford its a great resort.

Hi Anne, this is still available.
Sent you a DM. For everyone else here is some updated information.

- Platinum Timeshares are only available to book from June to October
- 2024 Fees (For use year 2025) -- 3350$ x2 = 6700$
- 2024 County Taxes ~ 116$

The Timeshare has not been booked for this year, so it is still available for use this year.
 
Can you do a private sale of Four Seasons Residence Club? I know that Scottsdale has a restriction on rentals where you need to go through their exclusive broker Tri West Real Estate. I understand that Aviara has two exclusive brokers as well. Does the restriction apply to sale of interests as well?

I'm not entirely sure, Originally our Estate lawyer in San Diego did a REAL PROPERTY OF SMALL VALUE AFFIDAVIT transferring the title from my Dad to myself. If it is required to go through their preferred broker, I can work with whomever to make that happen. However I don't think it's required, just "preferred"
