Resorts Owned
Villas at Paco Diablo in Sedona
I'm finally ready to part with my Sedona Timeshare which is an annual week. Villas at Poco Diablo. No mortgage, giving it away for free. Red Week exchanges easily, now managed by Capitol Resorts. Been a happy timeshare owner for 37 years, time to move on. I'll pay the first year maintenance fee plus closing costs. Looking to connect with interested parties.

This is a floating week.. can be used annually and any week year round..Managed by Capitol Resorts but can be exchanged with their system, Interval International, or RCI. This is a deeded property, one week, no points. I've both used it in Sedona at the home resort and done exchanges in Palm Desert, Bali, Mexico, the Caribbean, Hawaii, Europe, other US destinations, and likely more since I've been a happy timeshare owner for decades. Annual maintenance fees are in the low $800s . The bill comes in November each year and is due by January 1.

I'll be happy to answer any further questions.

Annual Fees are in the low 800s. It's to deeded property and has always been VERY well managed and maintained.

youve neglected to include the vast majority of the items we suggest to include in your listing....

Fixed Week / Floating Week / Number of Points (and specify what system)
frequency (every year? every other year?)
Annual Maintenance fees
Date the annual maintenance fees are due each year (or indicate if paid monthly)
date the NEXT maintenance fee bill is due
Exchange Company Affiliation (if any)
Past trades you have made with this ownership

It's y floating Week as I noted in my description above... very easy to both use and exchange.
FYI there is nothing in your original post that indicates its a floating week?

Would suggest (along with the other items) to indicate the floating period.

I added it as a reply. Can these be edited? I'll be happy to edit it.

What a bargain! I haven't stayed at this resort but it's one of the original 5 resorts. I believe their original focus was tennis, and maybe they have a golf course. I'm sure any prospects could research and verify this.

If I had not bought all the TS's I already have, I would have taken it from you!
Sorry, too deep into TS's right now but this would be a nice TS, for someone to stay in Sedona for 1 week, right on Oak Creek & next to Golf course, for 800s/week. Hopefully Capital doesn't screw it up (from VRI)...
Hope you find a new home for this TS very soon & Best in your journey!
Also, welcome to TUG!

Have stayed here twice. Very quiet and really enjoyed the peaceful morning coffee by the creek. Unfortunately, I'm also having to wind down my timesharing travels. I have recommended Poco Diablo to others. The Picnic/BBq area is really nice. Traded to here through II.

Is this still available? We love sedona!
