1) Resort Name:
Las Palmeras, a Hilton Grand Vacations Club
2) Resort Location:
9501 Universal Blvd., Orlando, Florida 32819
3) Number of Points: 2560 Gold
4) Frequency: every other year, odd years (2023, 2025...)
5) Unit size: studio
Suites include master bedroom with king bed, separate living/dining room with HGV’s In-Room TV Experience and balcony. One Bedroom Suites have a kitchenette which also includes a 2 top electric burner stove. Some Two Bedroom Suites have a fully-equipped kitchen.
6) Annual Maintenance fees:
2023 total fee (paid every other year): $1032 including $538 operating fee, $132 reserve fee, $83 real estate tax, $199 club due, $50 late fees (my fault).
So the actual maintenance fee is less than $1000, so the equivalent annual maintenance fee is less than $500.
7) Date the annual maintenance fees are due: Jan 1st in odd years
8) date the NEXT maintenance fee bill is due: Jan 1st 2025
9) Number of Points and the frequency: 2560 in odd years
10) Season if applicable: quite flexible including popular seasons: Floating - Available 01/01/23 Thru 12/24/23
And there are different ways to book it.
a. With Club Points Booking (use points)
Available to be booked from 1 until 276 days
b. With Open seasoning (lower price)
Available to be booked from 1 until 30 days
c. With Home week program (use my own resort property)
Right now I can book any one week (7 nights, 2 guests) from from Sept to the end of this year including Christmas.
This looks like a good deal (better value compared the first two, but the location has to be this one), I just don't need it (never used it).
11) Past trades you have made with this ownership: None, bought it directly from Hilton Grand Vacation
12) Closing Cost estimate (if any): I'm not sure. I got this from Hilton FAQ:
Will I pay any fees if I sell or transfer my timeshare interest?
You may incur additional fees if you sell your interest on the resale market, including:
13) Loan was paid off clean, and maintenance fees are also already paid this year.
14) I researched the resale market, similar resort at Las Palmeras, Orlando has some values:
From redweek.com, the past resale price range is $900-$1000.
From TUG resale market, similar one seems to has a price of $750.
I know the actual value is much less than what I mentioned above, just pointing out it has some value.
But I don't want to waste the time and effort on this, so I choose to give it away.
