This is a free Club Wyndham Bonnet Creek, Every Other year - Even Contract with 154,000 points coming January first of every even year starting in 2026.

Maintenance fees are currently $595 per year, billed monthly (154,000 points EOY divided by two = 77,000 points billed annually, multiplied by $7.73 per thousand points) plus the program fee. The program fee is the greater of $.73 per thousand points (77,000 for a 154 EOY contract), or a flat rate of $185 if you don’t own enough other Wyndham points to meet the minimum $185 fee.

I have a few too many contracts so I am downsizing by giving this one away. Buyer is just responsible for closing costs, which is a $399 resort transfer fee charged by Wyndham, and around $300ish to a closing company. I would recommend using LT transfers, but am open to any reputable closing company chosen by the person who wants this contract.

These points can be used at Bonnet Creek at the 13 month mark and at any Wyndham resort at the 10 month mark. Bonnet Creek has 1, 2, 3, and 4 bedroom units and is located within the Disney Gates. It is a beautiful property with lots of amenities, including two lazy rivers, multiple restaurants, multiple pools, mini-golf, etc.

I will continue paying monthly maintenance fees until the contract transfers. The entire process will take 4-6 months based on Wyndham’s closing time, which would give the buyer plenty of time to make a reservation for 2026.

What’s the difference between Deluxe and Presidential rooms?

How hard is it to book at 13 month point?

How long do you have to use the EOY allotment of points? Can they be banked or borrowed?

Are there another fees associated with usage? Like a fee per reservation, a fee to let relative use the reservation, etc.

The presidential rooms have upgraded amenities, upgraded furnishings, the balconies are a little larger, etc. The 1, 2, & 3 bedroom units are located on the upper floors of Tower 6. The 4 bedroom presidential units (all 4 bedroom units are “presidential“) are located on the top floor of every tower.

It is not a difficult resort to book any room in any category at the 13 month point, at any time of year. In my experience the only room type that needs to be grabbed at the 13 month mark (at high demand times) to ensure you get it is the 4 bedroom presidential. Many room types will last well into the standard reservation period at most times of year.

“Can you bank”
Answer: Yes. You can bank points (as a resale only member) so long as you do so within the first 3 months of the use year. Since this is a January use year, all banking would need to be done by March 31st of the use year. You can bank the points either to the next year, or to the year after that. So you could, for example, bank the 2026 use year points into 2028, thus giving you 308,000 points in 2028. There is a fee for banking, currently I believe it is $39 unless they raised it this year. You have to also keep in mind “housekeeping credits.” You need to use a housekeeping credit for every booking (they are refunded if you cancel). You get awarded one housekeeping credit for every 70,000 points you own, per use year. So in this case, you get two housekeeping credits in 2026 and two housekeeping credits in 2028. If you are out of housekeeping credits (because you have more than 2 bookings in a use year), then you need to buy additional housekeeping credits at $185 a pop. I never run into this problem because we book longer stays in 2 bedroom units, but if you are booking lots of short stays in small units you could run into it.

“Can you borrow?”
Answer: Yes, but borrowing can only be done for reservations falling within the “Express Priority Booking Window,” which is reservations made within 3 months. Now, Bonnet Creek is huge, and you can frequently get 2 bedroom, and 1 bedroom units within this window, but I wouldn’t **plan** on doing this if you have high demand dates, etc.

“How long do you have to use a 1 year allotment of points”.
Answer: The use year is January 1st - December 31st, but as described above, they can be banked either one or two years forward.

”Are there any fees associated with booking reservations?”
Answer: No. In theory there are “Reservation Transaction Credits.” You are given one per 77,000 points per use year. However, years ago Wyndham allowed you to “purchase” additional reservation transaction credits for $0.00 so long as you were doing the transactions online. So in practice, so long as you’re booking online, there is no cost. If you are booking over the phone, then the first two are free and after that you would have to pay a fee (I think $39, but I really have no idea since I don’t know why anyone would do this).

”Letting relatives use it”
Answer: Yes. There are certain ”owner priority periods” during high demand times when they will make you use a “guest confirmation” to let someone else stay there. You get two free guest confirmations per year. This was something introduced to target commercial renting and, in practice, with a cnotract this size, I don’t see how you’d ever run into this limit even if you tried.

”Parking, resort fees, etc?”
Answer: No. No hidden fees. Free parking, no resort fee, etc. If you want to use the shuttle to the Disney parks I believe there’s a fee for that, but I wouldn’t recommend using it anyway, you’re much better off renting a car or using rideshare.

“Buying additional points”
Answer: Yes! You can ”rent” points from Wyndham to complete a reservation. In the Advanced Reservation Priority Window (10-13 months) you cannot. In the “Standard“ Window, 3-10 months, you can rent enough points to complete the last night of the reservation, at the rate of $12/1,000. I used to do this all the time, until I bought enough points to stop doing this, and then I ended up buying too many points (oops) which is why I’m giving this away. In the Express Window, you can rent as many points as you need at that $12/1k rate.

Wyndham also has “bonus time” reservations. At any resort, you can rent points from Wyndham at the rate of $5/1,000 for a stay that starts within the next two weeks (You also need to use a housekeeping credit). You can get great last minute deals with this one as the $5/$1,000 is significantly cheaper than most maintenance fees at Wyndham resorts. You probably won’t be able to score Bonnet Creek within 14 days, but there are a lot of other Wyndham resorts, especially in the off season, where this is possible.

And, although you didnt ask it, the rules for cancellation are as follows:
1. Any reservation can be cancelled greater than 15 days before travel and the points (and housekeeping credit) are refunded to the use year from which they were taken.
2. After that the points are forfeited, unless you purchase Wyndham’s Trip Protection (their version of travel insurance) for $159. Then you can cancel for any reason up until the day before travel and the points will be refunded.

So it sounds the the biggest negative with this ownership is that you pay a club fee annually, but get EOY use of points (unless you bank)? And because it’s a relative small number of points, that’s more club fees per point than one typically pays in Wyndham?

It’s definitely correct that if you added additional contracts on you would bring down your total program fee per thousand points cost. I’m not 100 percent sure if they bill you the program fee in the off years if all you own is an EOY, as I own this in addition to 5 other Wyndham contracts (including an EY Bonnet Creek Contract). I’ve posted this question to the Wyndham forum to hopefully get the answer and will post back when I have it.

If the contract is in one name, you will have to pay a 99 guest fee for your wife or other family members use it and if it's prime time you are restricted as only "owners" can use it and your wife or children are not considered owners
This is not accurate. You can make reservations for guests free of charge. If your reservation falls during an owner priority period, you can also make that reservation free of charge but must use one of your two guest confirmations. It is $99 If, and only If, you use up all your guest confirmations in a year and still want to make a third reservation, for a guest, during an owner priority period, in that use year.

They originally sold the points saying how flexible they are and how you can use them. Then later, they implement guest fees, restriction on use, reservation transaction fees , limit reservations, etc and totally devalue the product.
In addition, just to clarify for others reading this post, there are no guest fees as discussed above, there are no restrictions on personal use. If you are a commercial renter renting out tons of reservations, yes, that is not allowed. There are no reservation transaction fees. I have no idea what "limit reservations" means. FWIW, I am a happy Wyndham Owner (you can see how many contracts I own in my profile or see my posting history in the Wyndham forum), but I just have too many points.

Finally, other than this poster (whom I have never seen post in the Wyndham subforum), I've never heard of Wyndham referred to as "Wynscam" by anyone. I encourage anyone who is interested in Wyndham to post and explore the Wyndham subforum first before purchasing and ask existing owners how they like the product. Wyndham is not Westgate. I would never pay developer prices for it, and the resale value is close to zero (which is why I'm giving this away), but so long as you go into it with your eyes open about those two facts, you can get a lot of decent use out of it. They treat their resale owners well, with no real restrictions (other than you don't get VIP discounts). Their resorts are also very nice, in my experience.

Also worth pointing out that Wyndham has a certified exit program that is free. If I don't get hits here in the next few months I'll just use that to give back this contract. I'd just rather give this away to another Tugger then give it back to Wyndham to be resold as developer points for $20,000.

Kudos to @paxsarah who has the best explanation for this I know of:


I tend to think that EOY deeds are best as add-ons for someone who already owns (or plans to own) either (a) one or more annual Wyndham contracts or (b) one or more EOY deed in the "other EOY cycle." There are semi-complex reasons for this that are probably not worth going into now. The short version: an EOY contract only grants housekeeping tokens in the "on" years, and you can't bank them forward, so you would not get any in the "off" years unless you have some other Wyndham contract.
