Trust Fund E Maintenance fees: $0.05220 per point per year + $32.50 real estate tax.

If not already an owner in Trust Fund E, add $373 Base fee. If not already an owner add $184 Club Dues.

Maintenance fees for 2026: paid in full.

Mortgage: paid off


Who pays transfer fees: Seller

When payment occurs: Immediately after ROFR, before Title paperwork
 
So if you are not already a Bluegreen owner, and you wanted this to use to stay in Charleston week 40 every other year, you’d pay around $1350/year in MF, or $2700/usage for a 1BR unit every other year? Are you guaranteed your week and unit?
 
Thank you for the question and sorry if the fee structure is not clear. I paid $711.10 this year for the fees and taxes - see the formula above. Yes I am guaranteed my unit and week and I have already reserved it for 2026 but that can easily be canceled if the new owner wishes to use another week or even another resort.

Is this correct?

Can you change weeks to any week of the year (subject to availability), or do some weeks cost more points?
 
It looks like you pay for half the points each year? Because the usage is every other year?

I believe you do.

@Aussiedog paid $711 plus base and club dues.
Everyone pays those two fees regardless of how many points you own. So the more you own, the cheaper the per point fee is.

And yes, different weeks/unit sizes/type of unit have different point requirements. You are only guarenteed the use of your week/unit if you call BG and tell them you want to use your PUP “priority use period” 13-11 months before check in. After that, anyone w BG points can book it.
All inventory is open to all owners at 11months

Hi folks - correction to the above. I paid the $711.10 on October 1, 2025, and received the 13,000 points which I can use to either book my priority unit and week, the PUP as they call it, or I can use the 13,000 points to book time at any other BG resort. The $711.10 is half of the fees as this is a biennial package, and I will pay the other half of the fees next year.
I also pay $184 per year for club dues, and that is the same regardless of the number of BG contracts I own.
The $373 base fee referenced above is a one time fee that you pay if you are a new BG owner, and it is NOT an annual fee. I just called BG to double check my numbers and they confirmed this.

I am a former 15 year owner of 160,000 points and had two accounts.
Each account had a base fee plus per point fee and club dues.

In post #9, the info on top is copied and pasted from a very active Facebook group and are the fees as per the annual meeting a few weeks ago.

Likely what CS was referring to is that If I purchased your ownership and was already a BG owner the points would be added to my existing account so all I would be paying was the additional per point fee.
If this was my first contract, it would be base club and per point fees.
 
How Are Bluegreen Vacations' Timeshare Maintenance Fees Calculated?
The three significant costs of Bluegreen Vacation Club ownership are the original purchase price, annual maintenance fees, and annual club dues. Pricing for all three varies, depending on the number of Vacation Club Points you own. Bluegreen Vacation Club Ownership involves a system of points that come from five trust funds, lettered A through E. Many ownerships are concentrated in Trust Fund E.

For each use year, Bluegreen Vacation Club members have to pay the base fee, a per-point maintenance fee, and annual club dues.

Biennial points are charged the same annual fees, except the per-point charge is half of what annual owners pay.

I have had as many as 4 contracts, I went back 15 years on my account, and we were never charged the base fee except when we purchased a new contract (always resale but new to us). For the past 15 years we have only been charged the annual maintenance fees, the annual real estate tax and the annual Club dues which are $184 at the present time. I confirmed with the Finance dept and she said that my statements and payment history is correct!

In the Bluegreen forum here on TUG, the “base” is referred to as the base maintenance fee. So you pay the base MF + the dollar per point MF every year, that total is your “annual maintenance fee”. Plus you pay a club fee every year.

I am only conveying what I read in the BG forum, not from any personal experience. But wanted to comment because it’s confusing.
