Committed to buying this time share because we were told we could use the RCI system to exchange our points and book our honeymoon in Europe, it really wasn’t as easy to use as advertised. That being said, neither me nor my wife have the time or patience to figure out the TS quirks. It was a mistake for us to purchase this and we just want to move on from it. We completely paid it off and paid the maintenance fees through 2024 (most recently 1575.01 last year).

120,000 points available every even year (this year included).

Maintenance Fees were $1575.01 last year.

No loan, Deed in hand.

We're willing to cover all closing costs to make this happen. Heard about this forum through a friend and hopefully I’m following all the rules with this post. If there’s any interest in this from anyone, we will read through the guide on how to use a broker to sign it over to you.

We will NOT be paying anyone money to take it off our hands, we are done being scammed. Do not bother asking us for money, you will be ignored.

Nope, no interest from anyone yet. We’re determined to get rid of it though so we are looking into legal avenues to get rid of it if no one wants it for free

We did reach out to Hyatt and they said they’re not currently taking back Welk ownerships. It sounded like they would do it for Hyatt Vacation Club owners, but for some reason they won’t do it for those who transferred from Welk.

I do not know the system--so, for 120,000 points, what size unit/what season can you book? Can you trade into other Hyatt locations?

There are many companies out there (called exit companies) that claim they will cancel your timeshare. Most are outright scammers hoping to take advantage of desperate owners. Some will lie and claim to be a law firm. Some will try to give the timeshare away or attempt a deed back, things your are doing for free. Some will literally do nothing but stall for months or years until it forecloses. ALL of them will charge you many thousands of dollars upfront.

Before even paying a real attorney for a consultation (even they cant just make a timeshare contract go away), a suggestion to try if you get no takers in the next few weeks is to up the offer by offering to prepay the next maintenance fee to give the new buyer free 2026 use. I believe free 2024 and 2026 use would be real enticing to someone. This may be cheaper than consulting a real attorney and definitely better than throwing away thousands of dollars to an exit company. There is also no need to pay a broker to handle closing. Save money there by using LT Transfers who are highly recommended on TUG for their efficiency and reasonable cost. They can also prepare a contract for you and the buyer.

Try putting it on eBay for $1. Use LT Transfers for the close and have the buyer pay all fees. That’s a lot of MF for 120,000, but someone will take it. Also join TUG and post it in the Marketplace. Best $15 you can spend.

Thank you for your very insightful response. We’ve made initial contact with two separate financial groups in order to compare pricing, one of which has been suggested by multiple different people across forums I’ve read here and on Reddit. We are pretty disappointed with what we’re being quoted in both cases, but at the very least they guarantee our money back if they’re unsuccessful.

I didn’t know what LT transfers was until your reply so if someone here does actually end up wanting the points then I’ll definitely look into that avenue.

Lastly thank you for your suggestion, we will consider it. We’re going to weigh all these options and make a decision on what we want to do.

I see quite a bit of postings on eBay, I guess I’m not sure how the process works if someone were to actually buy it therefore I haven’t considered that as an option. You are the second person to recommend LT transfers though so I’m going to do a bit of research on that.

And lastly is posting it on marketplace any different than posting it here? I was under the assumption that if I was giving it away for free then this was the place to post it.

You can use the points at any of the locations in the original post, on whatever dates are available. You can convert the points to World of Hyatt. Points can be applied to Interval International for free or converted to World of Hyatt for a 3:1 ratio and conversion fee. To maximize days it is best for a studio room but can do 1-2 bedroom places for 1-2 nights.

Not sure what you mean when you say “financial groups” but if you are referring to an exit company they are not financial companies and they have zero ability to make a timeshare contract disappear. What they do is what timeshare owners can do themselves such as give the timeshare away, a deed back or foreclosure. The only difference is that these exit companies don’t want the timeshare owner to know that these options are available to the them without having to pay the exit company many thousands of dollars. If the exit company cannot do these three things they will then stall as long as they can. It has happened many times that an exit company refused to refund to an owner whose timeshare ultimately ended up being foreclosed because the exit company claimed that they “got them out”.

Those money back guarantees are worthless. Just google the Timeshare Exit Team. They had a money back guarantee and the support of Dave Ramsey. They went out of business leaving hundreds (or more) of timeshare owners still owning their timeshare but out thousands of dollars.

These exit companies are not regulated. Anyone can start an exit company (and new ones pop up everyday). An example of the kind of people you may be dealing with is Square One. This now out of business exit company scammer had an owner that was convicted of child porn and PPP fraud. Finally, the only people on TUG I have come across who endorsed an exit company were brand new to TUG and many were later verified associated with the company. Scammers don’t have any issues lying or posing as fake customers to fool people.

a guarantee from someone whos trying to rip you off doesnt amount to a whole lot...

cant imagine any legitimate forum or owner would suggest the use of an upfront fee exit company.

This is a forum. Someone could see it, but there are hundreds of posts each day. You are much better off to post in the Marketplace where people that are interested in obtaining a timeshare will go.

RCI really sucks for Welk timeshare usage with points. I own two weeks at Welk San Diego and much prefer interval. We’ve made some amazing trades into interval. Red weeks is a great resource To buy and sell.

Yes that’s how it works, you can carry the full points over to the following year if you transfer them before August as well.

Our fees are due by January 1st of each even year that we get the points. Therefore, our next set of fees are due January 1st 2026.

We are offering the points from this year (2024) and to pay the fee for 2026 use as well. Therefore anyone taking this time share will not have to pay fees until 2028!
