The oldest section of VV is Bella it circles the main pool and the units and landscaping are all excellent. Key West was developed next and it and Bella are mandatory. Don't mistake that for somehow meaning the units in those areas are in any way second class. In fact, a mandatory unit will usually have a higher resale value than a voluntary unit. Amelia and the still to be developed St. Augustine will be voluntary and I think once they are up and running and resales available will sell for less than the mandatory areas.
This is part of what is behind the price difference between VR & VV. All of VR is voluntary. Those owners that are currently paying special assessments and ponying up to join SVN will find that even with an upgraded unit, their resale value will not match those of Bella and KW over at VV. Hopefully, when it comes time to do major renovations at VV, Starwood may surprise us and actually have planned for it in our mf.
