Can someone explain how the flex week program converts into HGVC?

http://www.ebay.com/itm/140626075965?ssPageName=STRK:MEWAX:IT&_trksid=p3984.m1438.l2649

The seller has indicated that this TS can vary with the points when deposited into HGVC based on the week that is booked (from 3500 to 7000). It floats 1-4 and 17-51 which track across Platinum, Gold and Silver HGVC seasons. I stated that since the week is 41, HGVC would only grant 3500 points when converting to the club. The seller said this was not correct.

I thought that when you convert to HGVC, you pay the one time fee and you lose your week 41 forever. You can still book at Eagles Nest ahead of say LV Bvld owners, but you don't have dibs on week 41?

Some clarification please....

I don't know all of the answers to your questions but based on my research, I believe that an owner of an affliate has the OPTION annually to either use their home resort week (whether fixed or float) OR to give up that years use for HGVC points. The week 41 shouldn't come into play because that is for deeding purposes only. Since they don't reserve a week before choosing HGVC points in lieu of the week, i don't know how they figure the allotment of points the owner would be eligible for. The range of weeks in the eBay listing does not seem to correspond to the HGVC Platinum/Gold weeks.

Exactly.

The way the seller is describing it is that I can book a Platinum week and deposit it for 7000 points (if I'm on the ball).

Sounds too good to be true... If it is correct, then this would be the cheapest way to get into the HGVC points system...;)

I think that whoever buys this would be very disappointed if it only turned 3500 points when then seller states it could get up to 7000...

More comments please...

you can enter a lottery for a higher point value week. your unit MAY be worth more than the week 41 point value, but it isn't something you'll consistently get. the booking of your reservation is with the resort, not HGVC, so the rules are found by calling the affiliate resort directly.

Thanks Remy. So expect a 3500 point crediting the system and anything more is a bonus. I guess the early bird gets the worm. For those on the ball it could be advantageous, but why play a lottery on points that will affect you vacation plans.

The seller has confirmed that it is 3500 points based on the week. If I were to keep the week and not deposit it, the flex week is a great idea. Too bad I only want the points.

A good TS if you want to vacation at Marco island each year!

I know that at the Charter Club, we have a lottery and request our preferred weeks in advance. I always request a 7.000 point week as a first choice and a 5,000 point week as a second choice. We have gotten a 7,000 point week once (which we traded), but have never gotten less than a 5,000 point week.
I would ask the seller if the lottery forms for 2013 are up yet on the HGVC website. If they are, I would ask the seller to put in a request for your preferred weeks for you as a condition of the sale.

So you chose the week and then traded it into HGVC for points? On through RCI or II as a straight exchange?

Is your Charter Club a "Silver Week" based on the deeded week vs. the HGVC points chart?

The seller did inform me that it is worth 3500 points per year in HGVC. I think I will pass and look for something else...

If I owed a beach-place in SW Fla., I wouldn't trade anywhere.
... one clue why finding availability there is kind'a dicey.

It doesn't matter if your deeded week corresponds to a 7000 point week, a 5000 point week, or a 3500 point week on the HGVC points chart. If you own a flex week in Southwest Florida, then you will get the number of points for the week that you reserve each year...not what is on your deed.

Based on my experience when I owned a flex week at Hurricane House on Sanibel, it was very easy to get a 5000 point week every year. It was tough to get a 7000 point week, but it was easy to get 5000 point weeks...and I never had to settle for only 3500 points.

Once again, your deeded week does not matter if you own a flex week in HGVC on Sanibel/Captiva or Marco Island.
