I thought I would post my recent purchase here of a Annual 7000 point Flamingo Purchase and not in the ROFR section since to my knowledge The Flamingo is the only non affiliate without ROFR. The transaction was with tochoa25 with an agreed upon price of $6250 plus $199 closing and current maintenance plus HGVC fees was reached on Jan 19. I sent a cashier's check the next day and they received it on Jan 26. They said they sent change of ownership that day and today it showed up in my account, Feb 28.

This is my third HGVC all three being Platinum contracts. I used to use open season back when it was a flat $60/nite studio, $80/nite 1 bdrm, $100/nite 2 bdrm all resorts all seasons. Since the open season price changes especially in Platinum season it is no longer cost efficient, I use points instead. Also, to get Hawaii in Gold season I need points at nine months out because the one bedrooms disappear fast. I hope this helps anybody new to the HGVC system with decision making for their needs. It was 2005 when I purchased Flamingo 7,000 points. I paid $12,500. I have already recouped the cost and now I can have one week vacation every year in Hawaii only for $1,200 MF. $6,250 is almost a half and five years will be long enough to reach the break even point to justify the upfront purchase cost. Anyone who keeps going on vacation every year should consider timeshare as an option. It's a great time to buy one if it's affordable. It's too bad that I don't need another week, but great to know that my week still have some price even after using it more than a decade.

Maverick, I bought my first 7000 point at the Paradise location from Seth back in 2003 for $11,300 and it has been a great asset. I have been able to get Hawaii numerous times as well as Las Vegas many times and an RCI trade into Schliersee in the Bavarian Alps. If HGVC timeshares work into a persons life today's secondary market prices are quite attractive as open season has gone up a lot but maintenance have gone up only about 2% a year. Hilton can not change points required for particular seasons so having points makes sense if you can use them. I have 18,800 points a year and use all of them as I am retired now and can drive to some in Las Vegas and California and fly to others. Curt

bevans, I found you and I have almost the same time when to join TUG. And I bought mine from Seth, too. Resale timeshare and retirement life (i.e. free time) is the greatest combination for vacationing, I would say. I hope I could follow your way!
