So @brp deal much better than this. But like I said, I would go for closer to $1 a point before I would consider a deal like this.

Looking at the straight 9600 pt. 3BR Plus that I bid on prior to this that went for $9512, the difference is $2662. This makes for a 13 year BE, not counting the interest factor above (since I'd likely have sunk that into some other travel thing :)). That's a more reasonable number.

Is it correct to say that in general, if I see BLVD or Paradise points selling for 50 cents or less per point, those sales are not likely to pass ROFR?
Looking at above comments, I see that from above comment for example, paying $6250 for 9600 points was reasonable. When I see lower sales prices on ebay, it seems that those deals won't clear ROFR?
As I learn more about HGVC, I am trying to understand Platinum Plus, Platinum and Gold etc. Seems that 7k points are not simply points are points? If for example, I buy 7k points at Paradise, could I get a 2 bedroom at Flamingo? Maybe yes but depends on time of year? But is that all that matters?

@Maryland_jim check out the Tug topic “HGVC resorts that do NOT have ROFR”.

There you will see MANY HGVC resorts that do not have ROFR.

In my short time on here I’ve seen many Tuggers that lean towards this time of year as being a great time to buy.

I’d also add that you should connect with a Tug recommended Broker and see what they are seeing in regards to the specific resort exercising ROFR or not. We did that when we bought and found a great deal.

You are in the right place! Stay on Tug, the members here have a WEALTH of knowledge and CARE about saving others from mistakes that they’ve learned from!

I wouldn't agree with that statement. Season matters.

Depends on the season. Platinum 2 bedrooms below $1 a point will probably be scooped up. Gold? Probably not. At each resort, MF’s are the same per room size. Take the Boulevard for example. The MF’s are around $875 a year. A platinum 2 bedroom (7000 points) will have the same MF’s as a gold 2 bedroom (5000 points), a silver 2 bedroom (3500 points) or even a 2 bedroom platinum plus (8400 points). You get more points (more usage/vacation time) for your money. Because of this, HGVC sees platinum units are much more desirable so they will exercise ROFR on those units more frequently than the gold and silver.

If you are looking for low buy-in cost, look for Flamingo 2 bedroom platinum units and offer what you would want, maybe $0.60 - $0.75 a point. There is no ROFR at the Flamingo and the MF’s are around $0.15 a point.

I bought the aforementioned points and I'm sure that one of the reasons I got such a good price is that this is actually two 4800 pt. 1BD Platinums in one package. The price is still great and the MFs lower than the Flamingo I am selling now, but two contracts in one package will be harder to sell should we choose to do so. I'm sure that that factored into HGVC's non-ROFR decision. So, deals like that are possible, but I believe that the rule of thumb that @dayooper (and others) have posted is pretty good. Then look for something less and roll the dice :)

Gold can be reasonable as the buy-in is lower and then the break-even point on initial purchase versus MF ratio should be analyzed. Gold is not always bad, but the holding time horizon matters.
