Festiva points and Rtx travel

I’ve owned Festiva adventure club (3600 points) for years. Have never used it but maintenance and assessment fees are out of control. Any experience on using it or its usage of RTX travel. Have to learn how to use it or sell it. Any suggestions. Thanks for hints.

I don’t have personal experience with Festiva, but when it comes to selling timeshares, most don’t hold real resale value—and Festiva likely falls into that category.

If your timeshare is paid off, your best bet may be to give it away for free on platforms like TUG (Timeshare Users Group). Many owners offer incentives such as covering closing and transfer fees to encourage someone to take it.

To get an idea of resale value, check eBay’s completed listings. You’ll probably find similar timeshares going for as little as $1, with sellers paying all fees just to transfer ownership.

If you’re looking to sell, be prepared to take a loss on your initial purchase price.

I don’t have insight into how to use a Festiva timeshare, but maybe someone else can chime in on that part!

I have experience with Festiva. Their game is to charge high dues to squeeze out senior citizens that have held intervals for the better part of 40 years. steal their interval deeds or enough to vote to cancel the timesharing and cancel the whole shebang to sell the real estate. Just the property alone has much appreciated in four decades. Rinse and repeat. It’s their MO.
Festiva is privately owned by Herbert Patrick Jr in his private holding company Zelandia Holding Company Inc. Patrick and Zelandia Holding have been enjoined for fraud in Maine and Tennessee and are known to have been sued in FL and SC. Festiva cooks the owner association books at home in NC, embezzles extra dues from owners and appoints imposter treasurer figureheads to attend corporate meetings to potentially explain how it is that the association is insolvent. The ringer treasurer that could not explain “his books” has resigned and disappeared into the Festiva “system” somewhere. Their own CPA said the association was insolvent and the treasurer had negative reserve accounts of $500,000 that were fraudulent. Desperately seeking Jared Resch. His predecessor ringer treasurer was handed cooked books for the 2020 annual meeting and he quit cold, left Festiva and found work in his home town as a funeral home director.
Does anyone have a picture of Jared Resch? He is reported to be the current president of Cocoanut Palms Beach Resort Association II Florida. Owners at Southcape never saw his physical presence at meetings before termination.

Festiva MO is for any question by an owner to be shunted to “Festive legal” for an obfuscation in about 30 days. Festiva legal uses weasel words to create plausible excuses. Using lawyers costs money and complexity is the enemy of justice. It costs money to get a attorney to review 100 pages of a contract about the detail of points.
