Feedback on purchase of Manhattan Club

Hi-

Just closed on our purchase of a 1 bedroom, 2 bath, full-flex (3 weekend) unit at the Manhattan Club. Thanks to this board, I was directed to Seth Nock and it could not have worked out better.

We got a price less than anything listed on either TUG or Redweek. Seth is extremely knowledgable and was able to deal with my many questions. He uses a closing/escrow service that seemed somewhat costly but was very efficient and professional. The entire transaction took about 3 months from start to finish.

More important - part of our rational in purchasing now was the money we would save on our NY stay this December. He was able to make reservations for us on his own account and then transfer them to us after closing - that to me seemed above and beyond.

No kickbacks - really! - but I could not recommend him more highly for any MC or Hilton purchase. Feel free to ask any questions about the process.
 
So what was your price and what was the total cost with closing?
Seth had a carbon copy on eBay with no bids this week for $18K+CC.
There's been nothing but positive feedback on Seth.
 
Sounds great- we have stayed at the MC five times. NYC is why many tuggers have bought RHC points, another very affordable option to get into New York during prime season for two 3-4 days stays and all you need is 30,000 points. NYC is one of our fav destinations because our daughter lives there.
 
$17,000 + CC (about $1,800 or so). When we visited the MC over two years ago, the price was $30,000 and it was only Gold-flex.

But more to the point, back then we enjoyed staying in a suite at the Rihga Royal hotel (54th street) and using our Marriott points. It was Marriott's sale of the hotel that precipitated us looking into this more seriously.
 
A few more thoughts on my thread.

1] If you look at the long list of units here for sale on Redweek, it's amazing the range of maintenance fees that are quoted. Just got my first notice that they charged my credit card the fee for next year and it was $1,387. It was significantly higher than I expected but not too much to make me upset. Hopefully they will use the extra money to make sure we get high-speed internet access in the rooms!

2] More surprising is the deed. Most of you know that MC has different packages that vary according to the number of Saturday nights each week owner can reserve. I purchased the original full-flex package that entitles me to 3 Saturday nights over the year. But this privilege appears NOWHERE in the deed. When I contacted Seth, he said it was normal and I'm sure he's right, but it seems very strange to me. Do most resale purchasers call the MC to confirm that they are listed as full-flex???
 
"Flex" is the term that is used for the contracts of three Saturday nights that originated with the founding of the club. If you need to check, call the reservations people. They will probably have it correct and, after all, they are the people who count.
At the last owners' meeting, the developer announced that the rooms will have internet access. Understand, however, that some time can elapse before the reallity is realized. If you need more information, send me a PM

Makes me feel a lot better about my RHC MFs where I can get a week in Manhattan in a Studio with kitchen for ~$375 in MFs and a week in a 1BR sleeps6 with kitchen for ~$500 and resale purchase price for the points was pennies on the resale Manhattan Club Dollar. Not quite the scheduling flexibility of your Founders deed, my stays have to be 7nights starting on a Sat or Wed, 3nights starting Wed, or 4nights starting Sat.
 
Points for two weekend NYC stays a year can be had for under $2,000 including closing and transfer fees. Maint fees $600. Choice of 3 properties in the city.
