I am considering a timeshare purchase in Week 47 (Thanksgiving) in Myrtle Beach (Links Golf & Racquet Club). According to both the II and RCI profile (of which the resort affiliates), Week 47 is Red. But, according to the resort's webpage on room rentals, the rack rate (these are all 2 BR townhouses, BTW) straddles what I consider to be Blue/White rates.

2 Bedroom Nightly Rates
1/1/07 - 2/8/07 $69 - $79
2/9/07 - 3/8/07 $79 - $89
3/9/07 - 5/10/07 $99 - $109
5/11/07 - 6/7/07 $139 - $159
6/8/07 - 8/18/07 $175
8/19/07 - 9/2/07 $149 - $169
9/3/07 - 10/6/07 $129 - $139
10/7/07 - 11/24/07 $89 - $99
11/25/07 - 12/31/07 $69 - $79

Any ideas on why this would be the case?

TIA.

Those color designations don't mean much. The rental rates would give a much truer picture of the demand for the week. I've only been to Myrtle Beach once (about 30 years ago) and coincidentally, it was at Thanksgiving. The weather that year was truly lousy.

Unless you plan to use this week yourself, I'd take a pass. I wouldn't buy it for trading purposes. And even if you plan to use it, what are the maintenance fees? Can you rent it for close to the same price?

Hello neighbor,
First rule to learn Red=Red is a lie. That's all developer hocus pocus that is encouraged by RCI/II, you already know by what you've researched with rental rates. You can see that true Red is 8Jun-18Aug, that's when kids are out of school in the summer. SC schools let out relatively early and start back up early, too. Don't buy Wk47 at a SC beach unless you want to use it.

I agree with the above posts. Don't buy that time of the year in Myrtle Beach unless you plan to use it. I have stayed at the Links Golf and Racquet Club and wasn't real impressed with the resort. It was clean and spacious but older and I felt needed some updating at the time we were there (about two or three years ago).

But what about RCI Points vs. Rack Rate?

Even though the particular timeshare I am considering is not for RCI Points, the resort does participate in RCI points, and Week 47 is worth 52,000 points, which is the same number of points awarded post-Labor Day but before Blue Season. Even if one were to say "Red" is a ruse by RCI et al., converting this to points would seem to equalize it with other Red (non-prime) weeks. Which makes even less sense given the Rack Rates for this resort in Week 47. Any additional thoughts?

Sometimes RCI points makes no sense at all to me. Whistler is a difficult exchange for anytime between mid Dec to early April, yet RCI points puts it lowest values of the whole year (same as late Oct) on some mid Jan ski weeks.

I wonder if anyone is crazy enought to deposit these weeks for such low points?
