Estoppel Letter Question

I'm currently working on buying a unit at SVV Key West. I have a question regarding something written in the estoppel letter. Here's roughly what it says:

"Maintenance fees and real estate taxes that are paid through the association currently outstanding are $0.00"

All well and good, but then it says:

"Additional real estate taxes may be due directly from the seller to the local taxing agency"

So my question is, is that just a blanket statement the make in all estoppel letters? Also, how can I check to make sure there isn't anything else out there due and owing on this unit?

Boilerplate language. Any taxes due are through maintenance fees. To be on the safe side check with broker or seller.

Not always. In California, property taxes are often billed separately.

Hopefully an SVV owner can give a more specific answer for how property taxes are handled there.

If property taxes are billed separately, unpaid property taxes will not show on an estoppel (because the resort would have no way of knowing). You would have to check with the county assessor or have the seller show you the property tax bill and proof of payment.

WKORV, WKV, SDO, Kauai Beach Villas, Island Park Village (Yellowstone), Hyatt High Sierra.
In Florida, taxes are included in the MF, and it's itemized on the MF bill - it's a tiny amount.
