Estoppel letter information re: MF posted on eBay?

Hi! I've had several eBay sellers email me copies of the Wyndham Estoppel letter associated with contracts I am considering bidding on. Looking at the compiled list of MFs in the Sticky posts, even with a certain percentage increasefrom 2017-18, some of the MFs they are listing in their facts just seem too high. So I message the sellers, asking for clarification and they send me the Estoppel letter. It shows the monthly "assesment" fee just like the seller posted on the auction but it still seems too high. For example a Grand Desert, biennial, 126Kpts, with annual MF of $441 would seem to indicate a $7 per thousand MF. Isn't that too high for Grand Desert? If that's the case, then does the Estoppel also include the program fee, added to the HOA MF?

Yes the estoppel would show what the current owner is paying.

There is a minimum program fee of $131. If you own less than 233,000 annual points you pay a flat $131. If you own 233,000+ you pay $0.525 per thousand points. As long as you own or will own more than 233,000 total you don't have to worry about it. If you own less you will end up paying more per thousand points than the typically listed MF's which assumes you have at least the minimum.

Sounds correct. One of the towers there has a HOA Fee of 4.66 / 1000 points. The yearly Program Fee is $147.

(4.66 x 126) + $147 + $147 = $881.16 / 2 = $440.58 per year
