DRI deeded fixed week - am I guaranteed a float unit?

I am a fixed week owner at Polo Towers, Las Vegas, and considering floating my week next year and going on a different date (some time in November). I have never done this before but does anyone know if the resort is obliged to accommodate me as an owner? Assuming, of course, that it is not sold out, but I doubt that will ever happen. I understand that I may not get my own unit but, assuming there is availability, am I guaranteed a unit?

First, and most importantly, you need to review the timeshare program documents you received when you bought to see if there is a provision that that allows you to float your fixed week and what your reservation rights are in that case. I'm sure that if this is allowed most likely you will receive the same reservation rights as any other float week owner with your unit class, which means that will get to select from whatever inventory is available to float week owners.

If the timeshare program does not include procedures for you to convert your week to a float week in the reservation system, returning to your resort would probably involve depositing your week with an exchange company and trying to exchange back into your resort.

The short answer is no, you are not guarenteed a unit.

The float system for fixed week/fixed unit owners at Polo Towers is not a true float system. Fixed week owners have their units reserved automatically. In order to "float" your fixed week, another owner of the week you want to float to must release their week to the resort. That is not to say deposit it with I.I. but they have to release their reservation, which can be done by either calling or online if their a THE Club member (I'm not certain if non-THEClub members can access their unit resrvation online).

If another owner releases their week to the resort and you're first in line for that week, you may be reserved into that week. If an owner like myself, who is a member of THEClub releases their week, it's my understanding that it become THEClub's inventory and I'm given THEClub points in return for my week. Members of THEClub who release their weeks might not be available to owners who are not THEClub members.

I believe that owners still have to confirm their automatic reservations. I'm not sure since we haven't stayed at The Suite's at Polo Towers in a number of years. At the 60 day mark, those who have not confirmed their automatic reservations will have their units released to the general owner population for either "float" exchanges or resort rentals.

Nothing is guarenteed about Polo Towers fixed weeks as floating but, in the past there were more success stories than unsuccessful attempts at floating. The resort has been sold out for a number of years. Orignally, when we purchased in 1998, we were told by the salesmen that, even though we were buying a fixed week/fixed unit, floating would be no problem as the resort was allowing it to happen.

That worked for the first several years but, as the resort neared sell out, they began enforcing the original rules for fixed week/fixed unit owners in towers 1 & 2. I just about blew a gaskit because our orignal fixed week didn't work for us and, when we originally purchased, we weren't even given a choice as to what week we wanted, they just assigned us a March week. In order to make that week a floating week we upgraded to a Villa's unit. In order to upgrade out Skyview unit, we enrolled in THECLub.

Once they started enforcing the fixed week/fixed unit rules, The Suite's at Polo Towers became and exchange timeshare for us. We have never actually set foot in our Skyview unit. For that matter, we've even been exchanging out Villa's unit since sometime around 2006 or 2007.

From the Suite's spring online newletter:

Please contact the Reservations Department as soon as you know your plans. Suites ―fixed owner weeks‖ and ―weeks‖ you are planning to deposit with a trade company must be reserved at least 60 days prior to the commencement of your fixed week. All float reservations are taken on a space-available basis within a 59-day booking window

I have never had any problem calling in at 59 days prior and getting a week. If you are a suites owner, they can put you in either tower 1 or 2. I don't know how close you can call and still get what you want. I'm gonna try to float my studio this year and get 2 weeks vacation and I'll be calling first thing in the morning 59 days before to try and get a week when I want to go.

I have always been able to get reservations within the 59 day window. I have yet to use the weeks that I own.
