Does MF include Annual club due

Hello, this is a newbie question. When people talking about MF to points ratio or eBay listings, do they include annual club dues? Thanks.
 
They may or they may not. It shows all on the bill of one of your properties. If you only own 1 then they may include the annual club dues, but if they own more than one, then it might now.

Best to ask.

You can also check the MFs posted in the sticky above to see what the real MF number is and then see how the number they list on eBay compares.

In our Sticky or spreadsheet (or now HGVCMFs.com), we don't.

Generally we don't include the club dues when talking about MF to point ratios in order to keep it an apples to apples comparison, since an owner only pays a single club dues fee each year no matter how many deeds they own. For eBay listings, etc., you need to verify if they include it or not; seen it both ways.
