I own a 1BR at DIVI village the older units week 39(silver). I have a chance to buy a 2BR(gold) DIVI at St. Maarten at a very good price. Both of the units are older contracts and you don't pay the MF's unless you use that week. I know the St. Maarten unit has a special assesment of $1500. What I am wondering is it worth buying since I already have a DIVI although its only a 1BR. Its a good price
 
How many years are left on the contract?
 
More information is needed to answer your question. As stated above how long are both contracts? What week is the 2 bedroom (not just Gold)? What season do you want to travel in? Do you need a two bedroom? Have you been able to get trades you want with your current DIVI? What do you think you will get with the purchase of the two bedroom vs what you own now? Are you doing this through Divi where they take back the one bedroomor do you have to sell the one bedroom yourself? What is the price you will have to pay bottom line for the 2 bedroom? All these make a difference in determining what is best to do.

The 1BR has 26 weeks left and the 2BR that I was looking at buying resale privately has 22 years left and week 44. We would travel mostly in the month of July. I have the 1BR only 1 year and have never used it yet to get a DIVI. We do need a 2BR when we travel, we have 5 in our family. July 2008 we would like to go to St. Maarten DIVI. I can trade 6 months out with my 1BR unit and pay for the 2BR upgrade but I didn't know how hard it would be to get a 2BR in July. If I can get other 2BR DIVI's in the summer by requesting them I am fine with that. I didn't know how easy it would be.
 
There are a limited number od two bedrooms available. I would not buy a two bedroom unless you want to use the specific week you are buying. Buying a two bedroom for week 44 will not necessarily make it easier to trade for a two bedroom in July in RCI. I think you are better off doing change directly through Divi and doing the upgrade. If a two bedroom is available for trade in July from RCI you can probably pull it with your one bedroom in a trade now. There are just only a few two bedroom units and the people I know who own in week 29 (when we own) use their two bedroom every year.

I would look further into the St. Maarten Divi property as there are many serious issues between the owners and the developer. They have changed the entire ownership program from the original contract. This is one property where significant litigation is possible. DO YOUR HOMEWORK!
