The poster on another timeshare sales site (is claiming) he has 2 deeded weeks @flamingo SM. Considering the MF and asking price it's a pass. Still may be worth it for me to obtain 1 as its a good week. Will be visiting the resort end of February staying in a studio and will check it out, but for 8 years with waxing and wanning interest I've been looking to get in to SM, as it a preferred destination as I live on the east coast. Not really interested in exchanges to other island save the one off trip to Hawaii every few years.

The US Collection owns more than 60% of weeks at the Flamingo Beach and also more than 50% at the Royal Palm.

The ownership at both resorts is a right to use (RTU) and not a deed but I don't know the RTU term length.

The MF of a 2 bdrm at the Royal Palm resorts is very high (~$1,900) from what I see in resale ads and it is cheaper to own points in the US Collection to book it most seasons then owning a RTU week at this resort.
I didn't check the MF of the other units size at the Royal Palm nor at the Flamingo Beach.

The 2023 US Collection MF is $230 + $0.19122 per point (no Club fee to pay with resale points).

Owning 7,000 pts resale to book a week in High seasons (winter and summer weeks) cost $230+ 7,000*$0.19122 = $1,568.64 vs ~$1,900 for a RTU week.
Owning 14,000 pts resale to book 2 weeks in High seasons (winter and summer weeks) cost $230+ 14,000*$0.19122 = $2,907.08 vs ~$3,800 for 2 RTU weeks.

I'm at FB now. I learned from a non-Hilton employee HOA Board member that lives here on the island part of the year that deeded weeks were sold by the original developer. Every management company since (Sunterra, DRI and now Hilton) seek to convince weeks owners to convert to points.

@TPNOVO Thanks for posting. Just to confirm, resale Club Points buyers:

* Are limited to the collection (US or Hawaii or MX or EU)
* Cannot use DEX but can trade in II (if they buy a membership)
* Cannot use Transitions when it comes time to exit.

Do I have that correct?

I’m new to all this, but have been researching a ton the past week or two, and as I’m understanding it, from what I’ve found, those are all true statements. Unless the resale point buyer, then pays additional to join the Club, in which case they should get DEX included/available for exchanges.

What I’m not clear on, yet, and hoping someone can confirm, is if you ONLY have collection/trust points, and are NOT in the Club, do you have any other way to use your points, besides a paid membership in II?

From everything I have heard and read, it is an additional retail purchase to "clean" the resale points.

What I’m not clear on, yet, and hoping someone can confirm, is if you ONLY have collection/trust points, and are NOT in the Club, do you have any other way to use your points, besides a paid membership in II?
I would think you may be able to use an independant exchange company like SFX or RTX. Based on the prior post, it seems that you can use the points to reserve in collection properties directly through Diamond or use the points through II. I know someone posted a point chart here for II a while ago.

It seems that resale deeded weeks have a leg up on resale collection trust when it comes to using DEX?

Thanks. Sounds like deeds are the best way to buy HGV/DRI resale because you have fewer limitations and know what you are going to get.

That I don’t know. I bought into the Club in 2009, for an up front flat cost of about $5500 to purchase 1500 points in US Collection (which was the minimum purchase required to be able to “upgrade” my original deeded week to be worth 5000 points a year, giving me 6500/year and Club membership. Biggest mistake I’ve made yet. My deeded week MF are $690/yr but my combined Club Dues and US Collection Fees are now up over $900/yr. I’m dumping the Club ($380 of that) and hoping to Transitions out of the points ($540 annual fee) asap.

I was just told by Owner Services dept that resale buyers (family or not, doesn’t matter) of deeded traditional ownership (at the Ridge on Sedona where I own, at least) get the exact same privileges as the original owner, the deed and contract terms follow the interest when transferred. The only thing Hilton has added to penalize resale buyers vs original buyers, is that resale owners can’t use Transitions. But based on fees alone, let alone restrictions, I think my deeded week is far more valuable than the trust points they talked me into for joining the Club. DEX is free to Ridge deeded owners, and being able to split the 2 BR LO for two separate Tier deposits/credits is the way to go for sure…
