Developer Vs Resale: Booking Changes (I have both types of contracts) Can I book a reservation using points from both pools?

You just pick developer or resale. It will pull the points from whatever contracts you have available.

Thanks, I was looking at picking up some smaller resale contracts to get more points. My strategy of trying to get one in the 200-300k range is finding myself being outbid constantly, where I can pick up the same total number of points (at lower MF resorts) by buying 4-5 smaller contracts, which people seem to not want.

I was looking specifically at picking up some smaller Panama City Beach contracts. So, in theory, I should be paying the same net MF for, say 250-300k if it's in 1 contract, or 3-4, right? Or am I missing something? My understanding is you pay the program fee once, and i'm already way over the minimum number of points to get the reduced PF

I was bidding on a NH resale which ended last night, and shot up like $1500 in the last minute (probably shills), so I bailed. Plus I heard after the fact that NH MF's are increasing 12% next year, and all my developer points are there, so i'm kind of pissed.

The total MF of a group of smaller contracts should just be the sum of the MFs across all contracts. So, yes if the larger single contract has an MF per thousand lower than the weighted average of the MF per thousand for the group then you are better off with the single larger contract. Otherwise I would prefer the group. The usage may be different (especially in the ARP period) but if you want to exit a bunch of points while keeping others you can just sell 1 of the group contracts. Also, you can add a child to 1 of the group contracts; they will be on the hook for the MFs of that contract but not all the MFs of the account but still have access to all the points in the account. Note that the program fee is charged based on account points, not individually on contract points.

That is generally true, but can vary if any of the smaller contracts are converted weeks with higher MFs than the normal UDI MF.

You won't like having a Hybrid account. I have that and find it very annoying to go through all the decision making and point balancing processes when I want to book something. I have a Grand Desert contract that is now in the Certified Exit process. I just don't need the hassle, can't get rid of it soon enough.

Been a minute since I logged in and now I see you have to specify Resale Vs Developer Points for type of booking. Am I able to book a reservation that uses a combination of resale and developer points? Say I have 80k in Resale and 100k in Developer and the cost of a booking is 154k, is that reservation now possible? In the past I would just book and it would pool from necessary pools/buckets of points.
I think you can do that and borrow the developer/resale points you need. Or rent points which is expensive if you don’t have enough of both combined

Can you tell me more about the certified exit process. Do they pay a substantial amount for developer points? I have a Wyndham tiers number (866 434-9046) that supposedly handles this that I’m going to call next week.

This is an old thread, but Wyndham doesn't pay you when you exit. You just give it back.

Unless you have Pathways written into your contract, Wyndham will not pay anything when using Certified Exit. It's simply a deedback program for owners to give back their contracts for no cost. Typically takes 3-6 months on average - but is dependent upon the contract types involved.
