We are considering downsizing and moving to something smaller and with minimum on going maintenance and upkeep. Over the course of the year we won't be there but around 1/2 of the time. We live south of Nashville, TN and Del Webb is developing a community not far from where we currently live. Any watch outs, recommendations, thinks to check into, etc.
 
There are lots of Del Webb communities here in the Vegas area. They are quite popular. They offer plenty of amenities. And it's nice that you won't have to renovate a home to suit limited mobility issues as you age. But if the area is age-restricted then keep in mind it may not be much of a traditional real estate investment. The market for these homes when you're done using them is smaller than the current market. They tend to sell for less than their non age-restricted equivalent for that reason.
 
This may be a local issue, but we didn't find Del Webb very easy to work with. The development we were looking at was a 4 hour drive from our home. The last time we went to the sales office, (after multiple visits) we had an appointment, but our sales person was not ready for us, did not have the info. that we were there for, and just blew us off when we pointed that out. That was the day we gave up on them.

We've lived in Sun City Anthem in Henderson, NV, since 2013. We love it! We lived in a nearby country club for several years & we much prefer Sun City as there are so many more activities from which to choose and the HOA fees are way cheaper.

Is this the one where Fern used to live? She invited us to her home one time and showed us the project. It is really nice but it would be too far away from the ocean for us. One really has to consider the climate too when you relocate. I have no idea what the climate is like in Tennessee?

Karen, was it a shock for you to move from wet and gray Seattle to the desert?
 
Yes this is the same community where Fern used to live.

Having spent 25 years in the Seattle area & being tired of rain is exactly why we live in the sunny desert!
 
The reviews on Pulte are pretty negative. Makes us wonder. We already live on a few miles from their new development in middle Tennessee and want get something without so much yard work, etc. We will spend the summers in Michigan close to our oldest daughter and her family. Just starting to look at options and it was attractive because of the activities, age group of residents, etc.

We have major developments by pulte in our city. Much of the problems with any builder lies with building code for that city and how do they are enforced. Having been a councilman, and in charge of representing the building department and architectural review board, the best thing you can do is to check out who, and how those rules are enforced for where your building. The worst sinerio is that and agency outside the cities or township, or what ever they are called in the state your building in is regulated locally. Not by the county or state. Many of these type communities lye outside local jurisdictions, lack the ability to properly control standards. In our city, pulte wanted to come in and build two different layouts creating a row house apearence. We also had several builders come in built one house, tell us we were too strict and added too much to the cost of a home. Pulte builds a solid home, but must be controlled. But that's true with all builders.

Older communities were built by Del Webb. Now, Pulte is the builder. You might want to do some on-line research on Pulte.

Pulte is now owned by Del Webb....they have made some beautiful homes here in California recently.
