I was checking the Broward County Records as I was expecting my deed to be recorded today for my recent timeshare purchase.

The deed was recorded today, but in the ledger book they have the unit # descriped as the wrong unit. The deed itself has the right unit and week number on it.

Is this something I should be concerned with or they will catch it when they verify the records.

Indexs in Register of Deeds offices make such mistakes more often than one would think. What, if any, difference they make may vary from state to state. I have seen them even get the resort name wrong in an index.
 
I sent them an email when I noticed so hopefully they will correct. My timeshare is in Florida.

I do not want any problems down the road if I wanted to sell this week.

This is a significant problem and could be considered a flaw in the title you have if you sell. Contact the Recorder directly; I believe the county has a web site. Florida is pretty goo about resolving such problems.

Well since the recorded deed is really the indice of ownership, I'd call this a big flaw. Get them to correct it. There can be a million deeds out there for a piece of property but only the recorded one makes any difference and this record shows you owning a different piece of property. I bet the real owner of the unit number recorded in error would be rather interested too since it would be a cloud on HIS title.
 
I do not know if the county caught the error or was responding to my email but the ledger book has been corrected. It now reads the proper unit and week number. The error could have been caught when someone was verifying the information that had been inputed.

The same thing happened to us. After waiting for over 3 months, the deed finally came back from the recording office, sent to me by the title co. and guess what ... it had an incorrect unit#. The title co. had to ask the seller to get a corrected deed, that was on January 12. It's January 30 and we're still waiting. We're so disappointed.
 
The information on the deed was correct. My problem was with the county when they recorded the deed in their records they have used the wrong unit number. So if someone did a search down the road, the unit number would be incorrect. It has since been corrected and I am happy.
