Deed Back to Resort?

I was successful in doing a deed back with Carriage Ridge Resort in canada managed by Shell. Did not have to pay any maintenance fees after I sent in request, all was said and done in 6 months. I didn't receive any compensation back but was glad to get out of fee on a resort we were no longer using.

I pm'd you on how you were able to successfully do a deed back with Carriage Ridge. We are also owners at CR and cannot continue to pay the increasing maintenance fees. Did you write a letter to the BOD? Did you deal with Shell or CR directly?
 
I am so glad I read your post. I found this very informative. I had no idea that you could "deed back" your timeshare. We own at Morritt's Tortuga Club. Grand Cayman, and have not used it for years. We have rented it most years and made most of our maintenance fees back. We have not tried selling, assuming there is no market. I would love to shed this yearly headache. If I try selling and am not successful, I will definitely revisit this link. Thank you!

Keep in mind that any "deedback" first requires the overt agreement and cooperation and "acceptance" of the individual resort HOA (or a "chain" parent corporation, as in the instance of Wyndham's "Ovation" program). Deedback it is not an action that you can just undertake unilaterally. The positions and policies on "deedbacks" vary widely among resort HOA's and the fact that some resort HOA's accept deedbacks does not necessarily mean that yours does so. It may be worth finding out though, in order to know your range of options...

Also keep in mind that deedback is only possible where there is a deed to deedback. Many timeshares are sold as right-to-use or as vacation clubs, where the buyer does not actually own any real property. In those cases, there is nothing to "deedback".
 
I wrote to the HOA on my two resorts and explained that I can no longer afford the fees as I lost my job. I said that I was requesting them to consider a deed back before it goes into foreclosure. Regardless of their decision, I said that I cannot pay anymore. They came back and offered to take them from me and charged me to pay the cost for transferring ownership. This was completed within 2 months. I am so relieved now.
 
No Deed = Super Easy Exit Strategy.

Easiest exit strategy in all of timesharing.

Are you still owners at Carriage Ridge? My husband and I also want to divest ourselves from our ownership there as well as at Carriage Ridge. What can we do? No one wants to buy it.
