Deed back and exit program from point system

Which point resort system offers the exit program?

People posted at this forum that they could use their timeshare for years. Now they cannot and want to get out. Why wouldn't the resorts (deed) or the point resort systems take the week or the points back?

It costs more to stay at the same brand hotel. Why wouldn't these brands take the points back or the resort take the week and rent to others?

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
Some developers don't have deed back programs because they have more than enough unsold inventory and they would have to pay the MF's on those contracts until they are sold. This is the same reason that some developers have deed back programs but charge more than $500 per deed/contract to take the points back. HICV and Hilton (former Diamond resorts- but only for retail purchases) fall into this category. They also fear a flood back of hundreds of deedbacks if they were to take back deeds for free. As it is they get more than enough inventory with the old owners paying $1000+ per contract to take back the ones they do take back.
Wyndham, Worldmark, Marriott, all accept deedbacks for most of their contracts. They may have some specific properties that they do not accept deed backs.
