I got a bargain deal to buy David Walley's timeshare ,2br/2ba for $1100 (including closing cost and fees) for annual one week usage. Maintenance fee is $739 / year. Wanted to know if its a good timeshare. My major concerns are: Its acquired by Holiday Inn so not sure if its good or bad, also not sure if its easy to get dates that you actually want. I am a newbie to timeshare and tug, please share your experience.

What is your goal in acquiring this timeshare? The thing about this resort, is that it isn't really at Lake Tahoe - it's over a mountain ridge, in the pastures of the Carson Valley. The demand for this resort is low, so I would expect it to be completely free. If you got it on our bargain deals forum, it should not be $1,100.

A similar 2BR unit sold on ebay on Jan. 22 for $1 with free 2019 usage and closing, fees and taxes all paid for by the seller.

Since you are a newbie, I suggest you do a lot more research before making any decisions, but buying resale instead of from the resort has you on the right path.

As a member of Holiday Inn Club Vacations this is all new to us and have no idea how it's going to work for us.
What worked for them could be different as time goes with this one. It's not listed in our info yet it's that new.

Our crtieria for picking David Walley's
- We love hot springs
- We want a dog friendly place
- Its only 20 minutes to Tahoe
- We have stayed here 3 times in the last 3 years so we keep coming back
- We live in San Jose and this is 4 hr drive for us
- Its under $750/annum which is affordable for us
- We can exchange it with other timeshare when we need it

I saw one positing in bargain deals section for David Walley's but I was 18 months old.

Have you checked redweek.com and the TUG Marketplace? I would expect to acquire this timeshare for free.

Yes, I think it is a good resort. This resort is known for mineral spring water hot tubs and even though it is the middle of no where in particular, it is kind of in the middle of everything. Pets were/are allowed here. I actually have an upcoming reservation at Walleys.

I think if you follow the reservation rule to reserve your unit as soon as you can each year you would be fine.

Thanks for the response! I am planning to buy the alternate year (even/odd) option. Do you still get the spa membership passes? A a timeshare holder do you get a special price to buy additional nights?

I don't know. We grabbed this week through II as a getaway for $299 for the week. I think you can find these for almost nothing for a two bed unit. Occasionally, if you keep looking, I bet you would find one for free.

I just looked at redweek and saw a two bed for $500 / mf $778. It says make offer so I bet you could get this for $300 to nothing.

Thank you, this is for even years usage. Not sure how timeshare works, will I be able to buy a week if I have to use during odd years?

Yes, this listing is an EOY even. You would only have usage and maintenance fees due on even years. Keep watching, eBay shows two auctions that ended in January for annual use, one closed at $1.00 and one at $0.01. Both of those included 2019 usage to the buyer as well.

I see a new ebay posting for even year David Walley's where seller pays closing cost + $350 gift card. The offer seems tempting. Would it make sense for me to by even years and just pay for usage during odd years?

You could also buy the EOY even one and keep looking for an EOY odd one....

We have been here at Wally's for a couple of days and I really like this place. From what I have been told at the mineral tubs is that some of the deeded contracts were upgraded and can now only pass to family members. The other thing I was told is that Holiday Inn Resorts has taken control of David Wally's.

So if you buy this resale make sure it is an original deeded David Wallys with mineral tub benefits. I have met many people in the hot spring tubs that live close by that have original Wally David contracts that include unlimited use of the hot spring tubs. They are allowed to use the tubs without using their timeshare week. The hot spring tub use fee is $50 a day per person. Owners and exchanges do not pay the fee.

The room is very nice and the location is fantastic. People in the tubs are very friendly. It is a very good vibe.

I would suspect that HICV purchase will work much like what we experienced when they bought Silverleaf. Your MF's will probably start to increase. You will be able to keep your enumerated contracted benefits, but look out for phrases like "Can be changed ...), that is what happened to our Bonus Time/Endless Escapes. You probably will not be able to trade within HICV unless you join the club.
